I do not use a transaction coordinator. I do everything myself. That way I have my finger on the pulse of every step of my transactions and my clients appreciate that. I've used TA's in the past and it took me more time to follow up with them, ensure things were done the way I wanted them to be done, etc. than the time it takes me to do things myself. And my clients always resisted working with someone other than me.

I echo loud and strong Miss Nina Hollander, Broker.

Many moons ago I hired an in-house TC - what a royal PITA. I took more time following up than doing it myself. 

As an independent broker, I see it as a liability.

I never have and never will. I pride myself on being there every step of the way for my customers and they would not be comfortable if I handed the file (and them) off to a TC. When I worked with an agent who used a TC, it did not go well and we ended up working directly with each other to close the deal  on time. And to me, the liability issue  is huge.

     When you are competing for a listing, one discussion to have is,

    "Will the Listing Agent be hands-on from start to finish?  Will they be with you every step of the way?  Or will they just be here at the signing of the Listing Contract, then they turn you over to an Assistant (aka "a Transaction Coordinator"), and then you don't see that LA again until the day of Closing?"

 

   "For the commission you are paying, and considering that this may be the most important financial transaction of your life, don't you want a Listing Broker who will stay on top of this thing, and personally ensure that it gets to Closing?"

I've never seen the need for one.  The stuff they do takes 30 minutes out of a month's escrow to do.

Oh goodness Peter - we've had many transaction coordinators (office managers) or whatever you want to call them  over the years.   They have always worked solely for me and assisted our agents as well.

I've had one since my 4th transaction in 1999. I've employed 4 very good ones over my career but only one worked exclusively for me...that tends to not matter much unless you're doing more than 4 deals per month.

They come to us trained, typically by our brokerage (3/4 were in-house TC's), but I trained each how to serve me and my clients.

Asset, not a liability (if trained in my expectations) would never work without one...I hire $15.00/hr work so I can perform $500/hr work. They do many hours of work I would not want to do. Some agents will downplay them to support their positions, but TC's are quite valuable and have forced me to be better with my files...my TC makes me more hands on with my files as a result- but in an efficient way that saves me time - she also catches my errors when we're in crazy busy markets which is invaluable.
