Weird. Maybe those are one time fees for her. I can't imagine that coming out of every check. I know sometimes agent pay for things out of their checks because they're cash poor. That doesn't seem normal.

I think she needs to find another PB. If she is paying that split, I believe the PB should be responsible to cover many of her costs. Next, I wonder is this really an independent contractor relationship, IF her PB is making her do these things. Seems more like a W-2 relationship, than a 1099.

I tell agents that your commission split with your broker is YOURS to negotiate. If they don't offer a split you're happy with, move on. There's a broker out there who WILL!

Every agent has their own arrangement with their own broker. I am sure we don't know the whole story. I doubt that the broker is trying to drive agents away.

Maybe she needs to investigate what arrangements can be made with other brokers. Maybe she needs to renegotiate with her existing broker.

Many agents are afraid to ask their clients to pay, if the seller is not contributing enough then the agent needs to be strong enough to ask the buyer to kick in the remainder according to their buyers agency agreement.

Based on the information provided, it sounds like she is a new agent who took a low split to get her foot in the door with a large (probably big box) brokerage. She may not fully understand her IC agreement, it is possible that the brokerage "suggests" classes and books but does not require them. If the compulsory classes are CEs, nothing can be done about that. If part of the ICA with the broker was that she would take required classes at her expense to get up to speed as a new agent, nothing can be done about it. It sounds like she is new and does not fully understand how things work, doubt changing brokers will do her any good if she is new and inexperienced. Best for her to have a talk with her current broker about her concerns and try to resolve them.
