Broker Open = Beer and Wine

Public Open =  Non-alcoholic only.

  Bottled water, soft drinks, coffee, tea.

Broker Open = catered lunch from a sandwich shop.

Public Open = finger foods, cookies, nothing that requires a fork or a spoon.

   "Brand" everything... the labels on the bottled water, the napkins, the cups, and the plastic glassware.  

 If you serve food, you will need a restroom(s) or at the very least a sink for people to wash their hands.  Designate one, have paper towels and a soap dispenser.

I think the metric would be different for each.

Imagine eating while shopping at your favorite retail store. Perhaps eating before or after shopping would flow better certainly free up your hands at the very least and help you focus more. So it is today with food at opens. NO food or drink, in the house! What's the focus? Qualified Buyers! Let me say this: If I got a very interested party to purchase, I would take them out to lunch/dinner and seal the deal.

I always had Coffee on Debe Maxwell, CRS as well as bottled water. I also had a bowl of candy but avoided snacks that would leave crumbs on the carpet. If I did have a meat and cheese tray I insisted they eat it in the kitchen.

It's been years since we had any food at an open house.  More likely here in PHX we'd give out ice cold water in the summer time due to high temps.

I usually have a plate of cookies (fresh baked) along with coffee and bottled water. I rarely hold an Open House these days, but when I do I will always have "something" for those venturing inside!  If it a great conversation starter and a chance to chit chat as they partake.

Open houses for the public: Nothing.  Nothing provided and nothing expected.

Broker's Opens: Food is expected by the community of agents so it is provided.  Either snack food, sandwiches, or something easy.  Many come just for the food.  It's a waste of time and money, but it gets people through the door and you never know if they get a buyer the next day who may be interested in the house.

I do not expect to be fed while touring an open house Debe Maxwell, CRS unless my only purpose for being there was to have something to eat and drink. 

I've seen the havoc and mess created.  Especially with kids who seem to have been trained to know, run to the kitchen for the food, then run all around the house and leave crumbs everywhere.  Don't worry, the agent will clean it up. 

Back in the day when I did open houses, I did provide ice-cold bottles of water and a tray of snacks, such as sealed bags of assorted chips, cookies, and crackers that were sealed from the factory.  Everyone was told, that if you so desire, please take one to enjoy as you leave.  You may help yourself to a napkin as well. 

At an open house, I expect a courteous and professional real estate agent armed with the answers to my questions.

I don't do public open houses. My experience is that people really don't partake when there is food. Broker open house... you probably couldn't get brokers out without food. :) But I don't do those either. It's been a long time since I need an open house to help sell a home.

I only provide personal labeled bottled water in the summer months.  It can get hot where I live, and with the sports bottle cap, I'm hoping they reuse it, and of course my phone number and website are on there.

Once upon a time many years ago I served food at broker opens! Those who came were in need of food because they were not productive. It was a show for the seller. Gave it up and concentrated on selling homes.

I haven't done an open house in years but never had food at a public OH. I wanted the people to focus their attention on the property, not the food. A cold bottle of water was always offered and, depending on the price point of the property, I sometimes made little gift bags with snacks inside that they could take with them when they left.

My most popular item at a public OH was individual microwave bags of popcorn. I printed labels with my contact info and put them on the bags with a note "Thanks for popping in". 

I haven't done a broker open in ages but food is a must. I like to serve pizza with different toppings cut in small squares so easy to eat, mini sub sandwiches or wraps cut in slices, some type of finger food for dessert and assorted beverages (most broker opens I did were at lunch so that was a good menu).

Depends.  Sometimes in summer we do water.  If it's a lake house occasionally some food outside.  In winter when people are generally mostly inside occupied homes don't have snacks... just water.  We do more for broker's opens.

I don't personally host a lot of open houses. When I did I usually only provided water. Eons ago I may have provided a hot beverage but the last thing I want is someone spilling something sticky in my clients house.

Now, I have provided other beverages at brokers opens.

For public OH's, I do just the minimum - some water and a bowl of  candy and/or cookies, that's it. We've had some really elaborate broker open houses, sometimes "progressive" - going from appetizers to main dishes to desserts in different homes; all gourmet food.
