Tammy Lankford, can't say it happens to me in clusters. Based on your examples, here are my thoughts: 1) "All was not lost," is good! Congratulations! 2) Red Flag! Pay attention to the buyer wanting to build on acres. I worked very hard with clients like that several years ago. Then I found out buyers went out on their own directly to a builder; builder promised to build and the builder bought the lots and built a house for my (so called) buyers who did not use me in that transaction. And of course, they terminated the Buyer's Agreement and wanted to wait. Guess what? They ended up with less acreage than what I was looking for, for them. 3) Stubborn is, as Stubborn does.

so sorry you had this problem Tammy Lankford, The only problem I experienced was an out-of-area agent sent me an agreement once it was signed by the sellers she sent a change of terms addendum. I explained that now we were no longer under the agreement and the seller was not excepting the new terms

We have in my area various reasons that a perc test might fail; clay soil or water table too high, or the lot is small and they don't want to build over the tank, and there are a couple of alternative systems that can be used. That wasn't an option for you? I know you're near lakes.

Anyhoo, to answer your question, oh yeah, there are times when everything falls apart, for reasons we could never have imagined or just some kind of cosmic swerve.

But by the same token, there are times when impossible things fall into place one after the other.

So hopefully that will follow your cluster of clusters! 💖

My good real estate comes in clusters. I tend to sell in the same towns in clusters. I've sold several homes in the Durham and Chapel Hill areas lately. Sometimes I'll sell several homes in the complete opposite direction. I live in the center of the market so I can get to other towns easily.

I'm sorry you've had these things happen. Hang in there!

Bummer Tammy Lankford, Don't think I've ever had that happen.  Very rarely did a contract fall out.  Wait.....we did in the crazy days a few years ago.  Silly buyers were making silly high offers and then change their minds.  But that was no big deal....I'd have another 5 or 10 offers the next day
