If you look at the US map and point to where NV AZ and CA criss-cross over a single point . . . that is where I am. Interestingly, there are VERY FEW who have all 3 or even 2 licenses, and here's why. The AZ side has more properties and more different property types. So most of the ambitious agents who get all 3 licenses usually abandon all but AZ.
It's even hard to refer across the state lines around here!

I don't go deep into SC so there's no real difference for me geographically. The southernmost part of NC is nearly identical, geographically, to the northernmost part of SC.

Geographically there may not be much difference. For example, I am in Connecticut, within a mile of the NY state border, so I consider our area part of the Hudson Valley. However, the laws and practices may be very different (even within the same county in CT practices are different!), so agents need to be very careful. When I got my Florida license via mutual recognition (between the two states), I still had to pass local law tests, which makes sense; NY does not require that (they call it mutual reciprocity), which I think is a mistake.

I know a lot of agents who live minutes from other states and it certainly makes sense for them to do that. But I live in the middle of Georgia and have no desire to expand the area I work. I have gone out of town, but not state for family... generally selling, but nope, no way, no how do I want to learn another state in this point in my career.

I have a brokers license in California and Hawaii. So, yes, there's a big ocean between us but I love both states. In real estate, we are different in that California is a trustee state (non judicial) and Hawaii is a judicial state. Hawaii also has two systems for the recording of documents, the “Regular System” and the “Land Court System”. There are several MLS/Realtor associations throughout Hawaii, and I belong to the largest, Honolulu Board of Realtors which reaches all the islands. In California, I belong to the Monterey County Realtors and it belongs to the MLSListings group which reaches throughout California. I do some small sales in northern California and invariably agents call me and say "you are not on the MLS" to which I answer, "yes, I am, but I'm not part of your small local Del Norte Realtors Association" which costs as much as the big one down south where my main office is in Carmel-by-the-Sea. And one each in each state that I'm licensed in is surely enough.
