No.  When I did do the Broker tour/caravans, the food/drink was what most people came for.  If you didn't have something good, or a good raffle prize, most people wouldn't show... which is fine because only the serious agents showed then... but then you're wasting your time for one or two agents and could have just put it on the lockbox and said "come as you wish"

No more caravans here is southeast Florida.  Luxury properties host broker open which is beneficial for those agents working with buyers😎

I do not do the caravan tour.

Back in the day when I was working with buyers, I would only tour homes that fit my client's needs.  I would do this on my own, not during a tour which I have found from participating in my early days as a real estate agent, to be very distracting.  It seems more like a social hour and people where there for the free food and to win drawings for things.

I can't remember the last time there was a tour of homes. Maybe no one holds them because no one attends. Even if they had them, I wouldn't attend. Homes that are of interest to one of my clients are homes I can tour at my own convenience. Food and drink are not what attract me.

OHHHH I have such fond memories of our earlier Tours . . . my first broker's advice was 'go on every tour, you'll meet good people and learn the market' and she was so right. Our tours didn't 'usually' have libations although some did . . . we started with the tour, stayed with the tour and it was a blast!

Around 2010, the genius board decided to change it. You could pick and choose the homes and when . . . that became inconvenient for sellers who were accustomed to having a 30 minute window and it became 3 hours! So that fizzled out quickly and was never replaced . . .

So you're lucky if you still have them  . . . many don't bc the homes sell so fast.

That will shift again . . .

Ha, ha! We haven't had enough homes for tours in months! When we did have tours, they ranged from no frills to elaborate luncheon offerings; the latter did draw more crowds. Sometimes there were even drawings for gift certificates, etc. to entice agents to attend.

Rarely hear of any home tours anymore.   If you have a client that would be interested, you just set the showing and take the buyer.

I don't hear of brokerages doing these any longer. Like home buyers, we can learn a lot about a home by looking at it online.

Unfortunately, we don't do broker tours here anymore.  I wish we did.

When we did, I did not provide food or drinks.  Most wanted to come and go and view the homes and did not linger.

Yes I participate and there's usually a good turnout of agents (small island remember).  The offerings will vary depending on the location, and sometimes it's necessary for the more remote locations.
