Let's say you are in the business of selling shopping malls or large apartment complexes. You aren't going to sell one a week. Also, it requires a little bit more than putting it on the MLS to find a buyer. So the commissions are higher, but the work and expenses are higher as well.

2. Yes. But likely the work risk and liability are higher. You're dealing with guys with big pockets and attorneys. Also they will expect you to spend and spend lavishly to market and sell their properties.
3. Yeah of course, if I recall correctly there was a gal around long ago who sold ONE big dollar property and talked about it a bit . . . and I 'think' the split was 'a split we'd balk at in the lower price points' but it was a lot at the end, even when split among partner, team and after costs.
