I don't see variables. I do see very discounted commissions or fixed amounts. I also notice that those homes tend to sit on the market. I have a feeling that when agents tell their buyers they will need to make up the difference between what's offered and what they agreed to in the buyer agency agreement, buyers are skipping looking at those homes.

I don't see this happening in my area.  I wonder what the strategy is behind it?  Are agents trying to double end transactions with low inventory?

Now that I understand the question and am NOT speaking to anything 'typical' 'traditional' or 'standard'  . . . (I know, silly but still dangerous)

I am not seeing super low splits, and you won't see them on my listings bc my fee does not depend on the market as much as my cost to participate in the project!

That is interesting Peter Mohylsky 850-517-7098 . Being retired I have no clue what is going on now BUT when I was active Buyers agents always got 3% so if the listing called for a 5% over-all commission the Sellers agent would only receive 2%.

We are seeing a trend in the past few years of offering less and less to the cooperating agent, I dont think that this is in the best interest of our clients so I pay a fair split.

In the long term though I suspect that the industry will be ending the splits altogether and buyers will be paying for their own agents.

we do variable in my firm because we get dive bomber out of area agents writing offers when buyers have seen the home with another agent who lied and said "we don't have an agent".   But no, no very low offers.

No variables any longer. At one time HUD foreclosures put a flat rate but they did that because the commission gets negotiated in the buyers contract.

I'm not seeing that.  We have variable rates as an option in our MLS, but I've not seen it in use.  Even then, it's a simple yes/no toggle and does not go into any details.

Interesting, Peter! When I see low comps, I let my buyers know that, per our Buyers Agency Agreement, they'll have to make up the difference. MOST opt not to tour the property.

No, I typically see a fixed % and on some of the townhouses it might be a fixed $ amount instead. Most NYC agency's are members of REBNY rather than the NAR- and the REBNY agreement states that members need to co-broke equally.
