I went through the appealing process of tax assessing. The assessor called me and we shared comps stating, look, why waste time with you submitting yours and me submitting mine. Let's agree now on what is fair. We did. A person has nothing to lose by protesting however, be ready to factually defend your position.

Of course, I have advised my clients for 20 years to always challenge their property taxes. The county in recent years has put a cap on how much taxes could go up to try to offset the flood of challenges that come every year.

Why not challenge them? Be the one to help them challenge their city/county. There are hundreds of thousands who do NOT do it; don't worry, the local government will get their pay raises!

Willing is one thing, Shayne Stone, and winning a protest is another. 

Many in my area did just that as their home values declined during the short sale era. It takes time. In my opinion, it is worth the time even if the results are not favorable.  

As for those that paid more, why they paid more, it is what it is. The sold price set the new value. That is the way the system works.

I review mine just in case, but usually it's close enough that it doesn't justify protesting.  I did help a neighbor protest and the county reduced the value of his home by $174,000!  He was a happy camper.

I did once!  I live in a condo and was told the higher the floor, taxes automatically go up $10K per floor.  Lost the case during covid .  Not understanding why taxes are all over the the place in the same complex.

 

Yes, we pay taxes in arrears and the taxes adjust based on the purchase price the following year.  However, condition should play a higher role in the process.  We are all not the same when it comes to capital improvements

When active all properties were considered for protest but only a small number were protested. Sometimes a protest leads to a worse conclusion. Remember, taxes are determined by politicians.

Many folks did here in AZ after the mess of 2008 to 2011.  Home prices were sky high from 2003 to 2006.  Taxes had to be adjusted - which they were.

Yes because the tax value is not the same as market value. In our area the way taxes are measured is just madness. Many people protest their taxes on every reassessment year (3).

Property tax, I guess, is what you are describing.

The laws surrounding property tax vary among the states.

In California, Proposition 13, passed years ago by voter initiative capped the assessed value of real estate at 1% of the purchase price for the purpose of property tax levies with a cap of 2% of the tax yearly for annual increases.

This law has been very beneficial for those who stay in their homes for a long time. 

Of course, with property values having grown substantially over the years, new owners will pay a far higher amount than  long-time owners.

I do not think that protesting property tax amounts is a big deal here.

If their property values are incorrect then yes. We have a reassessment every 4 years. Next year will be one and I do think assessments will be much higher and we'll hear people complain. There's a system in place for contesting your value and I'm sure some people will try it. Many will call their agent to find out if the values are in line.

Let's forget about house market values and simply pay property taxes based upon the Purchase Price for as long as we live on property...

If you think they are to high then yes protest, we recommend our clients get an up to date appraisal that they can submit to suport their argument. We have had a lowering of town appraisal value as a result of this.

I did once, back in the 90's.

They reassessed our twp, long lines of unhappy people showed up, nothing changed other than a new set of twp council members at the next election.

I agree with John Juarez as we are protected from rapid increases and have limited increases in CA. 

One item of note-- during the mortgage meltdown (around 2009 or 2010) the county assessor in my county (Santa Clara) did a blanket reduction assessment of most residential properties.  It was a lot cheaper than litigating each challenge to assessment one by one.

There is an appeal process here if someone wants to contest their property taxes but I have never used it since we have homestead and increases are capped. Property taxes here are based on the taxable value of the property which can be much less than market value and/or appraised value. Those who signed appraisal waivers and paid above market can certainly appeal when the tax bill arrives but their agent should have advised them prior to signing of the perils and pitfalls.

I always recommend challenging your taxes whenever it comes up, if for no other reason than to make sure they know that they can't raise your taxes with impunity.  At least they know you're paying attention.

Property owners should not hesitate to appeal if the assessments are too high. 

With the higher home values, owners also need to check their insurance policies to make sure the coverage is adequate.

In Oregon law allows only 3% increase per year in property taxes.  The real market value is way over this figure on many homes, so no one should be really complaining.

Protest? 

I live in Los Angeles hood where the average price of the home =$ 1mln  and we just got an additional property tax for homes over $5mln. No complains. Everyone seems to be fine.
