In the DMV not much to look at below $350- with the exception of older townhomes and condos. Single-family and newer townhouses, brisk at $350K-$500K. $500K+ steady and certain zip codes brisk. Over $1 million doing well in the typical and most desirable communities. The most significant negative impact is the lack of inventory. Income and desirability in the region is strong.

Inventory is definitely picking up.  Homes are selling however in most areas longer days on market.  Buyers are getting more from sellers than they have in years!

Very low inventory, most homes are on the market on for the weekend, unless they are priced too high, show bad or bad location.

he who hesitates has no lake house... or not lake house  or land....

The pandemic created a really crazy rural market that has continued.  We aren't flooded with multiple offers, but we still have multiple offers on the priced right homes.  It's a lack of listings at this point.

Southwestern Connecticut, upper Fairfield County - Very active; low inventory that doesn't linger; most new listings deposit quickly. Demand definitely outpacing supply and multiple offers still common, often going over asking.

Still a sellers market due to extremely low inventory. However, there are many sellers attempting to sell their junk at god awful prices.

My response to that question on the street is, It all depended on who you are - A Buyer, A Seller, A Tenant, A Landlord, or an investor.

My idea on how good or bad the market is might not be what you want to hear this week, or month.  Waiting till next week just might change your opinion too.

My job as I see it is to help you reach your goals.  Your goals are my goals.

Just won a multiple offer situation this week! Yay for my buyers. Almost every house I show has multiple offers. Some price points seem to stay on the market a little longer but once the offers come in there are many. Prices are edging up slowly because there's very little inventory. I think it is going to be that way for a while. Builders are going further out because there's little land in Wake County which is where Raleigh is located. Chapel Hill is small and slower to grow and while Durham is growing, it is still hard to find homes under $400k. Counties that surround Wake are growing but people have to be willing to drive.
