 I did some "property management" very early in my career.  A good learning experience, however it was not my cup of tea.  Over the years, I have sold many properties to landlord investors, but I had nothing to do with those properties in terms of management.

   May I share some thoughts on owning rental property, please?

 

I have acquaintances who make good incomes from their rental properties.  I also know people who took a loss, because they *thought* that they could make money renting out properties.

 

   Here are some some common traits of the successful landlords:

 

  1.  They do thorough background checks on their potential tenants.  Financial, crime report, all of it. 

 

  2.  They are strictly business.  If the rent is late, or some breach of the rental agreement occurs, the tenant is served Notice.  If the situation is not remedied, the landlord proceeds with eviction.   They don't get taken in by tenant sob stories.

 

3.   They own a lot of properties.   Economies of scale, safety in numbers.

 

4.   One of my friends is diversified.  He has single families, small apartment complexes, office/shopping center space.  And it is scattered in different socio-economic parts of town.

Rentals, while lucrative for many reasons is not for everyone. It sounds easier than it is and in many cases is just that UNTIL the problems surface. That's where many agents & laymen fall short & it becomes a risky venture

Rentals are pretty scarce in my area.  And very pricey.  I'll leave them to management companies. I like my business the way it is.

Yes, rentals are more popular these days than buy/sell... unfortunately. 

Yet, we see suddenly so many rentals and new constructions that rental prices got slightly down.

Agents in NYC (my market) can make six figure incomes on rentals alone- nothing to do with the economics of today. The key rental season is June, July and August- where agents that solely work on rentals can earn 2/3rd's to 3/4th's of their annual income in 3 months.  Personally, I had previously only done a few rentals- all as a favor to my single condo unit investor clients, but I haven't really had an interest or the time to work in rentals now. That said, I am working with larger investors, and I may need to create a rental team to handle the business.

No for many of the reasons listed. If you have a property management company here it usually has to be separate from your brokerage. Only a small percentage of rentals are in MLS. It doesn't pay to show rentals as they often offer $50-$250 to the renters agent. The only way I would show rentals  is if I charged to help people find properties like they do in NYC and I'd want that paid up front.

I'm not buying into your premise that there is a slow-down in home sales, as that most certainly has not been the case in my area, and based on the answers you've received, doesn't appear to be very many people's experience.
