Factually describe the property.

Not everything needs to be flowery and 'trying too hard' as many agents are wont to do.

The details about the property should be more than sufficient.

We don't describe smaller properties as yall do back east.

It's a starter. 

In my area that would describe many mobile- or older manufactured homes. Some could be park models.

Otherwise it is a SFR, period.

In my area that would be referred to as a cabin.  I have seen plenty of them not too far from my area, but I don't visit when it is snowing, haha.

In my area, depending on the landscaping that surrounds it we can see log cabin, tiny cabin, log home in the woods, tiny home on huge private wooded lot, small log cabin with outdoor room to roam, a little bit of heaven, small cabin nestled in your own garden of eden, vacation home, ... and so on.

Here on the beach our market would be second home or vacation home and typically a condo or townhouse. For your purposes, riverfront, secluded and rustic come to mind and I would refer to it as a cabin. Here on the mainland cottage is not typically used in this area, if the property is on a lake it is called a lake house.  Did I read it right that taxes are only $184/year? Is that just for the land or cabin and acreage?
