One item I would do is to verify if you're receiving any of those leads to y'all pipeline, by checking y'all SPAM / Junk folder daily!

 

Like the old days (and still today) when you did a mass mailing you would include your own address to make sure the USPS is doing their job... LOL

Attend civic events Ed Hodkinson and shake a lot of hands. You don't need to be part of the group putting on the event, just be there. If you are a man of faith (as I am) be visible at worship BUT don't sell there. I was the only Realtor in a large church and people knew I was the church Realtor even though I never talked shop unless specifically asked.

Ed when I started in this business I already had a SOI in a similar business and I continued touching out to them - often. I also was very active in the Chamber of Commerce.  Then I grew another network group from our church base and it was a big hit for well over 25 years.  Many of us still get together to this day.  In fact one couple is coming for dinner tonight!  Building mutually trusting relationships is KEY.  BE the one they call whenever they think of real estate. Hi Ed Hodkinson 

     Most people know 3 or 4 or more Realtors.  When it comes time to buy or sell, YOUR name needs to come to their mind.  

  Drip campaigns (just be careful they don't appear cut and paste or spammish), regular mailings (trade postcards or handwritten note cards), invite them to coffee or lunch every quarter, a phone call now and then.     When you get a large number of people in your pipeline (too many to take to coffee one-on-one), you can have a "client appreciation dinner" at a restaurant.  

    You will find your own style (lots of good tips on this page from the other commenters).  The key is to stay front and center with your SOI!

WOW this was some great feed back and the commonalty is getting more involved with groups. I believe in an honest and steadfast approach in giving my clients the best service I can all while trying to make the process as seamless as possible. Getting more involved and networking is my weak spot I see so thank you all for your words of wisdom! It helped ALOT!

On a side note I find it just so awesome to see all of the different areas of the US these comments come from. Truly a great community.
