    I have never used Lead Gen software.  I started out "old school".  Farming, FSBO, expireds, SOI.  Over the years I stayed in contact with my Buyers and Sellers.   I need to be first and foremost in their mind when they think about real estate. 

 

    Referrals:  as others mentioned here, I get calls or emails "Hi Fred this is John Doe, I want to buy a house, I work in the office with Mary Smith who bought a house with your help a few years ago, she said I should call you."

    

    Today there are countless CRM and automated software programs.  Those are great, they really are, but make sure you never lose the HUMAN TOUCH.   It might seem quaint and old-fashioned, but on top of the quarterly email or Happy New Year card mail blast, your clients/customers need a personal note now and then, an invite to coffee or lunch.  They should hear your voice and see your face.

Thank you, Everyone. I want to see people's opinions. I have used the Brian Buffini work by referral for about 12 years. There is nothing like working with clients that have been referred to you by other clients that you worked with. It does not require software, just word of mouth. I recently started using the KV core platform to add to my work by referral platform. I just added it because it came with the company I just joined.

Either you're Buying Leads from a Lead Generator and/or using a CRM to nurture the Leads you have or get...

You know Charles, I have had leads appear in places I didn't expect and mostly from people who I meet & greet at random more than once. Regarding leads, etc., for purchase, I always wondered why these lead-sellers didn't handle the lead or partner with someone and reap the rewards?

"The best" is really relative... especially for software.  I suggest taking your budgeted plan for such and invest it in established relationships.

The majority of real estate lead services use pay per click advertising (PPC) to supply you with leads.
They create an IDX website for you and run a PPC campaign sending traffic to it, then leads are generated via the website.

It's cheaper if  you do the PPC yourself and send traffic to your own website.
You can either manage the PPC campaign yourself, or hire someone to do it for you.

If you are generating leads via PPC, you have to have a good follow-up system in place (CRM text and email automation plus human is best), otherwise you will waste your money.

I have my own methods to get leads rather than paying money to a software company. The brokerage had KV Core but finally stopped requiring everyone to subscribe, I did not use it.

I have never bought into lead gen of any kind.  Produce leads yourself, keep in touch, and they will refer you to their connections.

I guess it depends on the size of your business. There are large teams that use lead software/platforms to get those cold leads. I think you really have to have excellent processes and systems to make the ROI from those. You have to have pop tart agents willing to run out on a moments notice to meet the demand of those buyers because they will go to the next agent in a heartbeat. You also have to be patient and do a lot of follow up. Those leads may string you along for 1-3 years or more.

As for me, the majority of my business is past clients and pc/agent referrals. I do bring in about 10-15% new business generated from my website. The people who come from my website and stick with me seem to be folks who do their education and search for a quality agent vs. the first agent who returns their call (new and/or pop tart agents).

I'm sure there are some exceptions to the rule but that's my experience. So, build evergreen content somewhere (website. blog, etc) and educate the public if you want good quality leads.

Our brain is the hardware. The software is how we use our brains, what we do, and how we do it.  A soft approach is always better than a hard sell, chasing, hunting, and begging for business. 

I have never used/purchased a third- party software for leads. I have generated my own ... organically.

Sorry if this sounds rude, however, over the past 30 years I have subscribed to numerous Lead Generating softwares.  From my experience and IN MY HUMBLE OPINION ... the Answer is NONE of THEM. 😇
