Hasn't happened to anyone I know personally, but I've heard some similar stories and homeowners sure were glad they had the title insurance.

I wonder why the liens from the city did not show up on the preliminary title report, Richie Alan Naggar 

Was it there and the title company did not do a deep enough dive into the title? Must not have been recorded.

I've seen liens from cities for various things, mostly blight. 

Attorneys are costly.  Win or lose, they get paid.  Nothing against attorneys. 

Many of my friends are attorneys and I work with attorneys on a regular basis.

I have never had a personal problem as you described. I do not recall that sort of problem with any of my clients.

All would take is one  $5,000 lien that was not reflected on a title prelim to ruin a person's day.

I've never had to use it, nor have any of my clients but, I've heard of many in my office who have dealt with it in the past. We now have a Title company in my office and one of our perks is that the Title company runs Title on every single buyer & seller at no charge for us. It's a HUGE benefit and has uncovered several big issues in recent past for us.

I am on the code enforcement board for Orlando.  It is very common that people will come before us and say they bought the house, didn't know there were code enforcement liens on it, would we waive the fine?  Sometimes they did a title search (but not municipal lien search).  Other times they did not (foreclosure sale or something similar)

Be sure your title company is also doing a municipal lien search.

Yes, a few years ago, my clients (years after they closed) was on the county website looking at the lot lines, and discovered part of the neighbor's driveway was on their lot.   Filed a claim, and title paid, but took a year for my clients to see the money.

Yes.  We purchased a house to flip and the escrow company forgot to pay the taxes.  Found out when we went to sell.  Title got it fixed.

Title insurance is a useless expense until you need it and when that day comes all of the useless money you previously paid is very well spent money.

One time we advised a client to purchase extended coverage for mechanic's liens; this was during the housing crisis and we had many unfinished homes that had been foreclosed.  It ended up that there was a $12,000 claim filed against the property.  The title company paid it. Our client sang our praises for sometime afterwards.

Thankfully I have not. I did have an issue once when we refinanced and a previous lender had not recorded the previous payoff. We were able to refinance using the old title company and the attorney helped us clear the previous mortgage after the fact.

Especially with really old documents as we have here, it's so important for the agent to read the Preliminary Title thoroughly and understand what they are reading.  A seller had that problem with a listing I got. He did not know what was in one doc and it made for huge problems during the resale.  Thank heavens that was straightened out between the previous agents on both sides.  It could have become my problem if I hadn't caught it.
