Always recommend title insurance for the protection of purchasers. If mortgage financing is involved, the lender will require title insurance.

I had to make a claim just once in my lifetime for title insurance. The city incorrectly liened a property and charged ME $5k. Title said there was no liens on the pre-lim so I bought the property thus they insured the title. First thing they did? Wrote me a check for $5k and then went after the city for reimbursement. If no insurance? Would need an attorney and have to fight it out in court for who knows how long plus I would have let the property go. If you need it just once, pays for itself 10 times over

VERY IMPORTANT!

I would never advise a client to forego title insurance. If I gave that sort of bad advice, I would deserve the lawsuit that might follow in time.

Necessary to get a mortgage.

It's insurance! Do you drive without insurance? Do you insure your home for loss?

Priceless if a claim ever arises!
