There is no best way. One person might get their clients from networking events. Another person searches foreclosure records. Another person calls FSBOS or expired. Another person farms a few neighborhoods.
The best way is to not have one way - don't put all your eggs in one basket. Try everything until you find a few prospecting methods that work for you.

We each have unique vertical and horizontal contact lists.
We each possess an ideal of the perfect client.
We each find ourselves in a unique real estate market that aggregate resources cannot quantify.
We each live in a location punctuated by a population with unique insecurities and fears.
And, as real estate professionals a reality exists that suggests ALL the systems work but not for every agent. The variable is the agent.
Here is what I would like for you to do.
Use your MLS and research the number of transaction sides closed for some agents in your office. PIck the agents you think will work the same market segment you have in mind.
Talk to those agents and determine what the GROSS marketing spending is.
The investment per closing could be as low and $250 and as much as $2,500. Find the facts regarding your location. (gross/closings)
IF you already know it's going to cost you, for example, $600 to get to the closing table, what ELSE could you do with $600 besides give it to Zdevil?
Whatever you decide the LEGS of the action require you to respond to this question, "Why does your business have a right to exist in your community?" If your response is lame, and contains the thought of 'outstanding service," invest more thought muscle.
For example, in Dunedin FL, the news the week of Thanksgiving, reported a elderly women perished in a house fire BECAUSE Duke Energy cut off her power the day before Thanksgiving. Every citizen in the county shouted, "This should NEVER happen to anyone." After that...silence.
Of course, this has no easy answer solution, but it does resonate with the heart of every caring person.
How do you get people to invest their greatest asset with you.....SHOW THEM YOU CARE.
Another example.
This Sunday, during the Open House, as is tradition, all the nosey neighbors come in. Each neighbor shares with me how the owner RAVES about the manner in which I CARE for her and her husband. Both mobility challenged. Two of the neighbors are expecting an address change in 2023. This example does not help you much because it is post initial contact. It easy to get business when you have business.
But it really starts with caring about them and less about yourself.....in my humble opinion.
PS: Join the Chamber of Commerce. Introduce yourself to every person who staff the facility and share the reason you exist. More credibility than the BBB and staff willing to advocate for LOCALS.

Start with people you know and ask for business and ask them to let you know if anyone they know is thinking to buy or sell a home. Nest would be cold calling or door knocking. Always wear a badge and hand out your card to anyone you can. Asking for business is the key to success.
