I have never been too good a predictions, but I have sold a property or too.  I imagine that gives away what I am anticipating.

Hello Peter.  The answer is always yes. It may only be for a short period of time, but the pendulum can't just jump one side to the other, it must swing. It hits normal along the way (kind of wish some people would do that too - LOL).  So, hoping the swing is slow. ("Swing slow - sweet normal market, coming for to sellin my home")

I've never bought into a seller's market concept since buyers are the driver of both up and down markets. Sellers and agents assign a price point and when there are irrational markets, buyers drive the price up based on emotion. The same for the inverse

I'm going with NO on this one Peter Mohylsky . At least in our market I've seen much harder swings to a Sellers Market then a Buyers Market. I'm guessing this to be true in all markets as anyone can look at home values today compared to ten years ago and every market is going to be higher.

The pendulum offers-
balanced, moderate and extreme stages of  cause and effect.

It passes through all stages of cause
and for how long determines the effect.

As we look back through time we see trends. All trends in all markets are not the same yet we may see similarities.  

In the 20 years I have been in the business, I am not sure I have experienced "balanced" in my market. 

It has to - it may be brief or for an extended period of time but, it has to pass through the middle to get to the other side!

Unless acted upon by an extreme outside force, yes it should.  For how long will depend on many factors.

If the majority of your towns large employers left and took their employees tomorrow, you could well go to a strong buyer's market directly from a strong seller's market, without ever passing through a balanced/normal market.

We had this happen in the 80s/90s when the big names in aerospace (Boeing, Rocketdyne, TRW, Lockheed etc.) all left the San Fernando Valley at the same time.  Many of their employees lived in one town and that town overnight got an 18 month market time.

Cause & effect is chaotic at this time regarding this subject

In order to pass from a fast to a slower market it would have to. When something tips, there is a point of equality.

It's all about balance, both in the market and in our actions.

Balance is a state of mind. And the minds of many are confused. That is why knee jerk reactions are so plentiful and usually negative.

Yes, there's a point where a fair offer will get a fair response.
