I have been selling my properties recently and have one more to go and that really is the question, where do you put your money.  I am thinking a Delaware Statutory Trust, some dividends stocks (maybe a REIT or two) and cash.  I think now is a good time to have some cash on the sidelines.

I moved some cash to a 3% interest savings account today.  Not date locked, I think I might lock into a cd after the next fed rate hike though.

Of course, real estate. The majority of my sellers are either relocating and/or downsizing and/or investing. Many are investing in new construction as well.

Richie Alan Naggar I think every market is different and every rental unit is different plus dynamics can/do change. Just like the other investments one needs to seek the guidance of a very well qualified advisor in this area. I have also seen REITs come and go in our area.

Tax lien certificates pay high interest rates, are secured by real estate, and there are no tenants, vacancies, maintenance, repairs, or potential lawsuits if you are not the landlord.

As with any investment, it depends on what you buy it for, how it performs, and what you can sell it for.

Yes.  It's hard to beat income property for long term gains, unless you happen to get in on the ground floor of the next stock that skyrockets.

I don't want to give others investing advise in a general sense and I don't know their situation or level of risk taking.  Personally I'd invest in Tesla and Apple Stock.  I see a great future for both companies and a great longterm investment.  I'd also reinvest the Apple Dividends.

The RIGHT CHARLOTTE REALTOR!

I believe that real estate is still #1 but, if you are selling off RE and not interested in re-investing in it, yes to a split of cash, precious metals, stocks & bonds.

A well-rounded portfolio is a MUST!

If your income property is cash flow positive, you need to have a very good reason to sell.
