I never had to face this situation.

I do recall a family dispute over an inherited home. My father purchased the property to provide cash to be distributed. The most interesting part of this transaction was that my father traded the home for a 100 acre farm that included a house and outbuildings.

I've seen this kind of fighting often, because people assume too much of their family members. While I came close to this on some trust and probate sales, ultimately no, never in my career.
Decide on everything in advance, leave it clear who gets what and how all heirs are to be gifted. Any good Trust Attorney will help you prevent this mess. I saw it in my own family a generation ahead of me.

I have a will and a trust - from my property down to my socks everyone knows who gets what.

One time, 35 years ago as the closing attorney.  Successful doctor owns beach house on Cape Cod with his wife.  They get divorced, but the house is still in both names.  Husband remarries and later dies leaving everything to wife two. So wife one and wife two co-own the beach house.  They did not get along and house got sold as result of a partition action.

Most of the parcels we sell are already improved, and are typically less than 1/4 acre... so partitioning would be difficult to say the very least.

This is similar to doing a lot line adjustment where you take a portion of your land, sell it, and new boundaries are drawn and approved by title insurance. Why do people sell a portion of their land is a good question. I remember trying to purchase land to meet parking requirements on a proposed built-out and I ran into three people two of which were willing with one hold-out. Try as I could, the "hold-out" wouldn't budge. He was bitter, angry, set in his ways and was doing it to spite the other two owners. After reaching the end of my rope in speaking with this man unsuccessfully, I tried common sense: Sell me the parcel. Let the proceeds sit in escrow until settled. At least I can go on. NO NO NO and I left him

Never! The situation you talk of sounds like a nightmare. I have seen siblings squabble about how to sell the property and of course who choses the Realtor.
