There is so much post-closing litigation in California.  

Attorneys report that 80% are the result of a seller's "failure to disclose" material facts. 

Oh, what webs do we weave when we first practice to deceive?

Our state association attorney speaks to this issue and there are  cases of careless and shady brokers and it appears it happens more often in property management. Thankfully it has never been an issue for us.

The 4 year statute is interesting, because we only have to keep our files for 3 years.

As for E&O, trial lawyers look at how much is available before proceeding with a suit.  

As far as "careless" Brokers.... no excuses!

"Shady" brokers... throw the book at them.

Honest and careful professionals need not worry.

I would not want to be Careless or Shady for sure.

I don't do shady, so I don't care.

Attorneys cause the cost of EVERYTHING to go UP!
Has little to do with right or wrong. But everything to do with someone not getting their way.
And we all pay.
Every new Morgan and Morgan office means the costs will go higher and higher.
