     When you need something done today now, it's great to be able to make one phone call, and get the answer and/or the appointment.

The only must-haves are what I need to run and manage my business.  I may use something you have no use for. 

I'm not sure what you mean by a survival pack.  If you are talking about everything I need to run my business, you are going to have to narrow your question. 

If you are talking about computer programs, someone just asked this a few days ago.  It depends on your situation.

I only really need three (3) pens. One for my client to use to sign contracts, one for me to use to sign and one just in case my clients' pen runs out of ink!!! 

Survival pack?  I gave that away 30+ years ago.  Thriving pack is more like it.

While those in the business will share their experiences, one must also want to use their tools, applications and cure-alls. Having and applying works when worked! The MLS remains a valuable tool along with Realist which gives access to tax data. I was impressed with Homesnap and the local Realtor shop as well. One must never forget 43,560 sq ft which is an acre, what percentage the new tax rate is for buyers and the cost to build per sq foot in your area. Having a rental awareness is important too as rents and mortgages run neck in neck. Every agent who is in the mix of their career will discover their must know and must haves eventually
