The main 3.., although there are probably more:
I didn't have a mentor
I didn't niche
I didn't have a follow-up system

What I did have was:
Good sales skills
Good writing skills (for ads and letters)
A desire to constantly learn (way beyond C.E. requirements)

Wrong broker. Although I did learn quite a bit.

Not hiring a CPA right away.

Well, I learned a lot of things that first year and I'm still learning.

- Not treating my business like a business would be a big one.

- I learned I don't have to work with just anyone.

- I no longer meet people I don't know at properties. I have a buyer consult and pre-approval first.

- I've learned to build relationships with other agents.

- I've learned to embrace change because everything changes.

Too many to mention and too long ago. 

Associated with a brokerage that was not a good fit. 

That's all I consider a mistake. 

I got a lot of good training from my first broker, but one thing I learned to unlearn is, you don't work with everyone and you don't work FOR anyone not committed to you and a closing!

Roy Kelley nailed it for us old timers! Things were different way back then. And, Roy may have a few years on me!

I dont recall making any mistakes.

What mistakes didn't I make...lol

1. Started part-time

2. Advertising & marketing where there was no return of investment

I'm sure there are more...still here though, so I am doing something right!

I think I was more fortunate than others as I had a successful sales background, ran my own business and had an in depth understanding of contracts.  I'd bought and sold many of my own properties and had a good idea of the mechanics.    The only thing I should have done was joined my current brokerage sooner  :(

When you don't know what you don't know, you do make many mistakes, but hopefully learn from them!

When I out a mistake, error or failing, it is eliminated and never repeated thus I have little or no remembrance of the event over time. The big boo-boos sometimes leave their haunting marks. The allure of having a license to make money causes one to do just that i.e., make the money instead of learning the trade. Now that I know what to do, money comes second

Only five?!

1. No boundaries - too many hours.

2. Not knowing my market #'s well enough to encourage confidence.

3. Not knowing my agreements (purchase and listing).

4. Trying to be all things to all people.

5. Not taking a day off per week.

Only Five,  Not getting a mentor right away, not put enough money into marketing, wrong broker, to much time in coffee room, not working phones back then

Honestly none, but I was married to a great broker.

I've got a young lady calling me in 20 minutes as she wants to get her license. I'll be giving her the 'talk'!!  Her mother works for us and is a dynamo and if her daughter is anything like her Mom she's going to do well if she follows the good plan.

I really don't look back as making mistakes.  I worked long hours and was on the phone from start to finish.  I learned from seasoned veterans and listened intently.  I respected my fellow agents.  I am successful because of the way my career began.

All the mistakes I made I treasure now as how I learned to walk, then run, then fly.
