I put tools in my car when listing a property, then take them out, other than a tape measure. That seems to always come in handy when showing houses.

Candice A. Donofrio has you covered in Arizona.
John Meussner seem to have the rest of the states covered with the possible exception of the taser. Some would skip it and some would have a Smith and Wesson.
After over 40 years I the business, Thomas J. Nelson, REALTOR ® e-Pro CRS RCS-D Vets may have my final answer!

I've never kept a "tool kit." I put what I need into my trunk for the day depending on whether I'm working with buyers or sellers on a given day. During the pandemic I kept booties, gloves, and masks in the trunk. I've taken them out now. The only thing I keep in my trunk is a 100 foot measuring tape. It probably comes out once a year.

When I was younger I used to carry around a lot more tools, now iI find it more important to carry a phone and the numbers of people who install signs and do repairs and let them do this type of thing while I do what only I can do.

I have had a little 'tool kit' for many years in my trunk along with flashlight, tape measure. Also zip ties for ryders and hooks if needed. Plus paper, pens, scissor. And if I need more I bring my husband!! He's got the 'real tools'!

I have a large storage tub in my trunk filled with whatever may be needed. I recently added a hammer. A large hammer. Why? Because the key was lodged in the Supra Keybox. The tech support solution was to bag as hard as I could on the lockbox to dislodge the key so the box will open. Failing that, I need to cut the box off and take it to the board for replacement.
The point is, the box in the trunk continues to grow. Recent experiences caused the addition of the large hammer and WD-40.
Shoe covers, plastic trash bags, both kitchen, and large 33-gallon bags.
Towels, toilet paper, paper towels, window cleaner, and a toolbox filled will all kinds of tools, screws, nails, etc.
Painters tape, electrical tape, plumbers tape, a measuring tape.
Flashlight, Carbon detectors, smoke detectors, batteries.
Water, in a cooler.
Organic trail mix, organic vegan protein bars,
I still carry masks, sanitizers, gloves.
Always with me is my business portfolio, paper, pens, business cards, and a book to read.
Updated: In addition to what is in the tool kit, let us not forget training and mentoring, always keeping updated, always keeping the client's best top of mind, doing no harm, etc., in the agent's heart and mind. All those tools in the trunk will be worthless if an agent is not trained, etc.

I had a kit and never used it so I eventually took it out. Because of the pandemic, I put together a new one with mask, TP, wipes, lysol, and hand sanitizer. I had someone need the TP a few weeks ago for the first time ever. It was a kid and we were at a vacant house (with water turned on). One thing that does come in handy this time of year is wasp spray.

The hand tools of course.
Knock-down hornet spray.
Flashlight.
Digital thermometer, laser measure, EMF meter
Towels, roll of paper towels, hand cleaner.
Umbrella
The real challenge in the Florida heat, and in-ride storage is keeping fresh batteries.

I have always kept a small tool box in my car, a hand towel, a pair of jumper cables, flashlight, a four-way tire tool.
Also have pen/paper, tissues, lint roller, alcohol (the hand sanitizing type not the drinking type), phone charger, a nail file, an empty thermos, two umbrellas, probably some other useless items.
It is rare that I leave my house with my computer. Any information that I need would be on my phone or computer.

Everytime I think I have seen or heard it all, something else new and weird pops up. Since my market is dramatically different than the rest of the market- a lot of my more unusual experiences won't translate to the rest of the nation. The latest is a sponsor unit co-op, that didn't require board approval for the buyers...but according to the bylaws of the building there was no carve out for buyers of a sponsor unit with a dog- as all dogs require board approval.

I wrote a blog once. I have a bag consists of emergency hand tools, lock boxes, gloves, electric test kit, smoke detector, spare Co alarm, cards, for sale signs, open houses signs as well as cleaning, shoe booties. I just checked and found I have 6 unidentified keys from where?
