Let's make a deal. You provide off-market fixers and we will hire you to list when we flip. But wait, there is more.  We will pay you an additional x%.

I would imagine some agents used this "Tactic" during the pandemic to limit their client's from the general population.  I truly do not like this practice, as I feel it really and truly does not serve the Seller's best interest.  I don't like agents who practice real estate this way either.  Or their brokerages for that matter.

I can't tell you how many emails and texts I get each and every week with investors asking to have first dibs on any upcoming listings before they hit the market.  DELETE.

Do not agents who have purchased letters to append to their name join the club for such networking opportunities? 
Would/Do I benefit from having a very large group in the 'give me first shot' category. YOU BET!
Within that group have I compelled them to define what they WILL Buy? 
Of course.
If I present them that house and they do not buy, what do you think happens? 
This is but another option agents have, from investors, iBuyers, cash, new construction and the unfortunate FHA buyer.

Sellers are missing out on potential buyers by not putting their listings out there for the whole world to see and compete for.  But if they can afford to do this, then it's their problem.

Every seller is different, some really like the idea of avoiding the market, thus the popularity of all those ebuyer programs.

Some are willing to go through the process for a better price.

Up to the seller as to which road they travel, and up to us to educate.

I've not heard them called whisper listings. I believe we can do them here but it is not encouraged. I would take a buyer but would encourage a seller to market to the masses. 

We do have an area where it isn't uncommon for people there to sell to people they know. They may or may not be using an agent. It does keep properties circulating to certain groups. I don't know if there's anything legal that can be done.
