I like to list my listings on a Thursday as statistics show that peak days on market are the first ten day of a new listing. This allows two full weekends to fall within this timeframe. I also like to price the home a few thousand dollars above the expected sales price to create a potential bidding war. I also know that an overwhelming number of buyers expect to make an offer below full price so this leaves room for negotiation.

First...we prepare the house for sale. Anything to "as is" because the seller cannot or will not foot the cost for needed improvements/repairs in order to get the optimum price compared to the property that gets new flooring, counter tops, cabinets, lighting and more and becomes a turn-key buyer magnet.
We price to reflect our professional opinion, with the buyer's agreement.
Then, in the very fast moving market, we list on Wednesday. We hold the house open on the weekend. We set Tuesday, noon, as the offer submission deadline.

If you are in an exciting Seller's market, and you intend to hold out for multiple offers/bidding war, list it on say, Thursday, then state in the MLS that all offers will be reviewed on Tuesday at 5:00PM. Advise showing agents to write that as time for acceptance in the offer.
As is, subject to inspections.
Market value (what someone is willing to pay) should always trump Appraisal value. Unless a mortgage loan is involved.

It all depends on the house and the seller's needs. I can connect them directly with investors if they want a quick no-hassle sale and in some cases I may even buy it! I can connect them with my crews if they want to spend the money to fix up the house. I can connect them with interior designers, stagers, you name it. Just depends what their goals are. Quick sale or maximum profit, or something in between?

Let me inject a personal observation. A house that sells 30% above list in one day has been represented poorly by the listing agent, UNLESS they circumvented the sand box. Then strategy may have produced a true winner.
I will respond to whatever the client wants and accept, or decline based on what my business needs. There are situations that the only benefit to my business results from a successful sale. That is NOT the best opportunity.
My preferred approach is "Seller will review all offers Monday at 1 PM"

All of the above. It depends on the client and the offers coming in. I price based on the comparables knowing it will probably sell for more. Most homes here are going for 5-15% over list price, no repairs and an appraisal addendum. Sometimes a quick close and sometimes a leaseback. I don't think a seller taking the best offer is greed. I do think there is greed but simply accepting the best offer is not.
