Evey area is different and so will the responses be to your question. In my area, SE Wisconsin -- the weather is actually better than many areas around the country. Personally, we have had a mild winter and I have not seen the weather to be causing the market to cool off. The market is still challenging:
For Buyers: not enough inventory - thus high competition - and overbidding to try and win a deal
For Sellers: not putting their house on the market because of the low inventory -- and their fear of being homeless, should their house sell and then they are unable to locate suitable housing.
I think Spring will bring more activity -- but nothing remarkable.
Summer will stay about the same going into Fall. Then I can't even begin to guess. I don't have a crystal ball.

Well, while 71 degrees & sunny is a "cold winter" in San Diego😎, I'd say things are already hot and busy here. Rates will continue to increase but so mildly it'll hardly matter. Estimated average = 3.7% by year end- still amazing!

The market in the Sunny Bay Area will stay hot but not as hot as in the past due to rising interest rates. There will continue to be a disparity in the number of buyers vs sellers that will continue to put upwards pressure on prices. If the value of real estate follows the long-term trend of the last 50+ years, those that buy now will be happy with their decision for years to come.

Not in Arizona, although our cold is different than the cold of the Noreaster states. December, Arizona recorded all time record median highs in sales prices and 20+ offers on homes is common. Prices are expected to rise in 2022 with more in more people moving to the Grand Canyon State.

The median price of home in Elk Grove rose over $30k from November to December our market seems to be picking up. My report covering January will be out soon and it will be interesting to see if the trend continues.
And yes, I do think it will stay hot into and through the summer, then slow down a bit.
