I use my commissions for either an increase to my offer when competing (not waived but credited towards my offer price) or to reduce my closing costs when I don't need it on the front end - done both over the years. Better to reduce costs than pay income taxes in most cases being my theory. If you're newer, you may want the income, despite the taxes. Each situation and person will have different needs.

I have only sold one personal property…to the renter who was living there…and there was no commission. Since all the net proceeds were coming to me, why would I include a commission? Since there was no
commission involved, the sale price was more attractive to the renter.
That property did not go on the mls.

I sold my second home in AZ a couple of years ago. I did not take commission, and get taxed as income. Always better to get taxed at cap gains rate in my opinion.

I've bought a few homes and as the buyer and Realtor included in the offer that the price offered also included No Commission to the Selling Side. It seemed to work well but my goal was to have a lower purchase price for tax purposes. I am not sure if the lower price helped me financially. Can anyone tell me if it was wise or a mistake?
