I wish it was Jason. To vet them I always ask for 5 FREE leads before I will sign up. Funny, no takers yet considering how many they tout that they have.

I am the Queen of England.  Queen Kathleen.  I say that so it must be true - right?

All kidding aside. They are selling leads for you to then spend your time chasing.  I've never paid for leads.

Whatever you decide, I wish you all the best.

Paid For Leads are the magic beans of our industry - a sucker's purchase.

The best investment in "leads" is to invest into your own database peeps.

No it's not. Have heard nothing good about Homesnap. If you're ready to spend $1,300/month on leads, why not spend it yourself and farm some neighborhoods?

I have not used that service. I wonder how good the leads are? I, personally, doubt if I would make that investment.

Unless you are very experienced at following up and converting cold leads, it will not be worth your money and will lead to frustration.

The quality of the leads is important.  If they're just people who filled out a form and may be interested in the next 5 years... RUN FOR THE HILLS!

If it's 100 leads a month who have to buy/sell within the next 3-5 weeks... THEN SEND ME THEIR NUMBER!

That pretty darn expensive for leads! Unless they can tell those leads will turn into deals I wouldn't waste my money. I farmed my area by sending out flyers, knocking on doors and did open houses those were real leads that turned into sales. You get what you put into your business.

Had an agent in the office sign up. She said most of the leads took too much time to scrub and vet. I believe she did a 30 day trial a few years ago. I would put the $$ towards working you SOI , that is the best way to get solid leads.

Didn't take them up on it. When HomeSnap first showed up I thought what they offered for the price was a waste of $ & time.

It could be.
What you need to know is HOW were these 1300 leads captured?
Are the drawn to "REBATE" offers?
How fresh are they?
How can you know they are exclusive?
Simply a purchased email list with location autentication?
Do you SEE HOMESNAP ads in your market place?
When you know HOW these leads are generated your message can resonate with the suspect. Not know means you default to "I hear you wanna sell/buy a house." That will get screened 100%.
Then there's this problem. How are the leads released?
100 at a time means 80 will age before you can respond with urgency.
My take is any lead is better that no leads at all.
However a lead responding to YOUR solution is golden. If HomeSmap generates leads that align with your Uinque solutions, go for it. But DON"T sign a 1 year contract and make sure its connected to a CC you can cancel if necessary.

I haven't but I do get emails from them. The first thing to do is make sure you're taking care of your past clients and friends. Not only will they use you again but they will send people to you. Find a few that are great networkers and make them your best friend. I have a couple young professionals who are real go-getters. They send send me buyers and sellers who are ready to do something. You can't put a price on that. Happy Holidays.

I have yet to find any service that is worth $1,300 a month for leads.  If they were truly worth it, they would allow you to pay them at the back end... as a referral fee at closing.
