THis leads me to believe buyers are going to the sidelines and some homeowners have refinanced and want to sit it out as far as selling to avoid an increase in property taxes and to enjoy a lower house payment for a while. Taking a breather.

And for other homes, priced right, mulitple bids still going on but perhaps not quite as high over list as 4 months ago. We'll see where this goes.

My sellers want to be high and my buyers are asking for price reductions. Both being met with counteroffers. Seems normal when I say it like that but it’s more normal to me than either side I represent. Very low inventory and a little lower expectations of multiple offers with the prices sellers are asking. I’d still rather have listings. Ball is in their court and they command relatively good offers.

We had been in a 5 to 6 month period of level prices in Elk Grove. October numbers showed a $7,000 price increase over September. Days on market did increase just a bit month over month, from 14 days to 18 days.
I was surprised because the Sacramento area showed pricing fall just a little.

Change may be coming but it is too soon to know. If rates do go up, some buyers will drop out, thus closing, somewhat, the supply/demand imbalance. I also think some sellers who have been on the sidelines watching their home values rise will decide to sell out of fear that prices have peaked and will fall.

Willing-buyer seller dynamics continue in this Real Estate cycle without interference of acts of God or man. There is still normal disagreement between appraisers and market value as usual with the market having the final say. Ownership has proven itself worthier over renting as renters are being gleaned for top dollar amounts supporting why not purchase dynamics Not-buying is considered unwise by the many as a rollback to affordability seems unlikely. Note: the normal pausing at this time of year n buying/selling. The true and further testing of this cycle will be in the Spring 2022. That will reveal the strenght and continuation of this market
