I would be hard pressed to even come up with 10 homes that would fit a buyer in the current for sale market to even think about stringing together an itinerary that long. 

For the bulk of buyers, my observation is 8 seems to be the magic number for keeping homes straight.  Any session longer than that and it seems the homes just become a blur and buyer fatigue sets in.

Back in the days when we could do that, I'd factor in whether a home was vacant or not and space them in the schedule in case I needed to flex timing to respect the sellers of an occupied home.

With our online ShowingTime app, there's no excuse to not send out notices/reschedule if needed.  I've found most buyers understand we have schedules to keep and a little prompting keeps us on track. 

30 minutes after an appointment was supposed to have started is not the time to realize...ooops, we're running late!  That fact should have been apparent long before.

as far as I know, they do not teach "respect" or showing "manners" in real estate school. if scheduled and not shown, agent should have cancelled showing request. doesn't cost anything to be polite and show respect to homeowners.

I just recently had the same.  I was meeting the agent at my listing.  Come 10:30 (when she was supposed to arrive)... I send a text saying "I'm inside when you arrive... come on in."  No response.  10:45 "What is your ETA?  I"m here.".. no response.  At 11:00 I leave.

I send emails, leave voicemails and send texts for the next day... finally, the following day she picks up.  "Oh", she says "We never got to your listing... we ran out of time."

"I would have appreciated a call... as I was waiting for you."... all she says was "oh".

What are they teaching in real estate school these days?

Well now, my take is that if a showing was scheduled and the agent "ran out of time" and did not show it, the courteous and professional thing to do would be to cancel the showing.  Oh, but wait ... there was no more time to do that!

As for the number of showings planned ... seems the plan failed.

I've showed a bunch to a client that was in town for a short period of time, but never 11 in a day. I think my highest was 8. It just gets to be too much for most absorb after about 4, I think. After too many they all just run together, and get confusing.

Showing 11 houses for 1 buyer - It's been YEARS since I've had that luxury!

Courtesy is not taught in real estate school and the longer I'm in the business, I am convinced that a good number of agents sleep through their ethics classes.

In the relatively small but very upscale market of Carmel and Pebble Beach, that is the kiss of death for agents who are not "polite" in this fashion.  But then, I can't imagine trying to show that many luxury homes in one day.  However, did have a lot of condos on my list when I show San Francisco.  But there it can be relatively easy:  most of them have "open houses" and you target them for viewing during those times, putting out no one.  The ones that aren't "open", I schedule them on even hours (11, 12, 1, 2, 3, 4 ) and make sure THOSE we go to and on time.  This is important, because most of the time, someone from the listing office has to be there to open the door.

Even on my best day when it was a buyer market, it would have been difficult to do more than six!

I would have been out of gas both physically and vehicle-wise!

Between this kind of behavior and ethics, we all are in trouble.

Courtesy is not something that is taught in real estate school, and honestly, I don't think that's where it should come from anyway. Courtesy is something we learn growing up. If someone is not going to make an appointment, of any kind, or if they're going to be late, it is incumbent upon them to make a phone call.  It's polite, and professional. Many agents DO know that. But then there are the others....

The agent and clients were over-optimistic in their expectations of how many houses they could see in one day.

Or...perhaps the buyers found the house that they just have to have before they got to your listing.

It seems to be a new or newer agent on a learning curve in which they don't have the nerves or knowledge to inform their client that they really can't see more than seven homes in one day.  Listings will run into each other and it's best to learn home and neighborhoods to make future showing have more quality.  A new agent needs to learn that "we" are the professional.

How did she find that many? I would never do that because a buyer can't remember them all. This reminds me of the agent who's motto is 'the buyers will die or buy in my car'.

I always call if I can't make it. Our showing time app makes that super easy.

11 houses?   No.  You narrow it down to 2 or 3 properties to physically preview.   Then you keep your appointments!

Seems some agents like to schedule 11 showing so they can go to the office or coffee shop or home and say, "I'm slammed."
Just flag that agent in your data base incase they are still in business in a few years. Then I/You can say "Past performance DOES indicate future performance. Call me when you and your buyer are at the curb and I'll come by and unlock the door."
I still think sending a bill to the BROKER when an agent is a no show without noitification on a staffed showing appointment. $250 seems about right.

Working with buyers is where most agents get their start, I expect a few miss steps in these new agents and try to be patient with them as long as they remember to lock the door when they leave.

An agent asked me to meet her at the property, she did not have access to an electronic lockbox, over half an hour, no response to texts or phone calls. I left, of course, she never showed up.
