Curb Appeal can be the first impression.  It needs to be appealing to most viewers from the curb, hence the name.  Neat, clean, staged are a few of the words that come to mind.  Build on it from there.  Plan on the primary entry into the property to contiue that feeling.  Light, bright, uncluttered are my next words.  Dont forget the sense of smell.  IT IS VERY important.  Thanks for my plug in's by the door.  the tour continues around the house.  

Pretend that your mother in law is coming for a visit and you want to impress.  that says it all.

A wannabe seller who can look at the home they have lovingly cared for "x" number of years but realize it is now a "house for sale" will likely(hopefully) follow the suggestions of their real estate professional who can recommend what works best for "eye catching appeal" for their particular situation leading to a potential sale.

It's important to invest in a bit of attractive landscaping. I've seen buyers drive away without going in after seeing the front of a house - no curb appeal.

The CHALLENGE is when the NEIGHBORS don't have such elegance. LOL

That is why I always have drone zoom-outs of the entire area . . . we don't want yall to waste time making appointments when you can drive down the street and House of 1000 Corpses is a block away . . . some folks like that sort of thing but . . .

I guess we first have to determine when a first impression is first developed. Does it come from pictures on MLS or a drive-by or our minds have been conditioned by a person we know that has developed an opinion. Probably comes in many different forms.

Curb appeal - well-manicured.  The outside needs to invite people inside. 

Clean top to bottom, inside and out. Clean windows! 

Fresh air - no air fresheners. Those things are nasty.

More than once I have had Buyers say, "Let's drive on" or "We don't even want to see it", because of the lack of curb appeal.

 

The mood on the inside of a house?  Please, NO music, NO pets, NO vanilla cookies burning in the oven, and NO seller following us around.  We had all of that recently.   What's sad is that my Buyer would have probably made an offer on that house.  But the goofy Seller had some sort of jazz fusion music playing loud, she had two dogs leashed to a living room chair, she laughed about burning the cookies, and as mentioned she followed us through the house.   My Buyer couldn't wait to get away.
