I love my numbers.  I look at them as much as I look at my bank account summary.  But I can always work with my numbers in finer detail than any index so I keep them all inperspective.  

To say that some market is up 25 % is a big stretch since all real estate is local and certain sectors would jump more than other others.  Just saying.

Yes I know the numbers and it's been one wild ride for awhile now. Oddly enough Sun City West is the fastest appreciating town.  I watched this happen as we've had mulitple clients looking there the last 8 months and holy smokes....... it was crazy with many bids. I honestly wouldn't be buying out there right now.  Way overpriced.  I'm glad our folks got in early on in this game and bought at a reasonable and fair price.

I follow the numbers in the communities I typically service and write monthly market reports and have for years. I look at other data/reports from our AOR and MLS, too but don't always report it. I make no predictions about appreciation.

Of course I do.
However, knowing my numbers are not that terribly important.
What is MORE important in knowing what numbers the other side of the table is using. They often won't show their hand until you demonstrate you know what they know......even if its FALSE.
The seller HEARS 25% and the buyer hears 'sell the first born" to get a down payment. IF me as an agent am unable to acknowledge the voice in their head, they won't hear mine.
