Wow - I find it astonishing that you've not raised up with one voice to take such power away from your appraisers!  We rarely have physical appraisals in my market and they're only for very unique properties or refinancing.  🇨🇦

I spoke with a lender yesterday, most are paying extra to get a "Rush appraisal" which can take up to 3 weeks. If not "Rush" you could be in the 45 +/- range.

I have seen some appraisal delays but not for more than a few days. Appraisers are in short supply and those that are available are swamped.

With the exception of VA appraisals,  rush fees can be paid to trim down turn times. While I do not see anything near 45 days in San Diego, I do know that Appraisers are in extremely high demand. Thankfully, many of the escrows are receiving appraisal waivers (which is taking some of the pressure off). If not for these sporadic waivers, we'd all be looking at significantly longer escrow periods for non-cash Buyers.

Even though we are seeing tons of sales, appraisals are still being done within a couple weeks of going pending.
