When the seller has toxic personallity...the cost is TOO HIGH.
When the seller insists on micromanaging...the cost is TOO HiGH.
When a seller DEMONSTRATES disrepect...the cost is TOO HIGH.
I can work out most other situations.

Yes. They wanted way more than the suggested market price for the condition, and didn't want to do any work to improve the condition so I passed.

You mean this week? God yes.
There's one seller I love but the building owner where his unit is, not so much. Pushy, misogynistic and up my ass in a very unfulfilling way. Goes through leasing agents like water and I wonder why. They're always women! LOL
Another I said nope because I have enough land at this time and the prospective can't seem to communicate during my business hours.
Another is a lovely person but the listing is going to be labor intensive and I'm planning several trips and houseguests this Summer, and want light duty.
Another contacted me for the second time, the first time last year I sent him a proposal and he went with an agent who said they could get double. They couldn't and he should have done what I said back then.
And yes this was all just this past week.

Although rare, of course.  Unrealistic sellers present all sorts of warning signs where bickering, bitching and other bothersome traits are revealed.  Not every contact is a connection.

Yes indeed, Fred... for various reasons. Sometimes because the seller doesn't seem truly motivated or is unrealistic about price; sometimes because the house won't be sellable; sometime because I don't like the seller; sometimes because I sense the effort will be more than it's worth in compensation at the end; sometimes it's because they want me to provide full service for a discounted fee; sometimes when they want me to discriminate vis-a-vis prospective buyers.

In fact, when I go on listing appointments with people I don't know I make sure they understand that I'm also interviewing them as much as they are interviewing me and that I don't necessarily take all the business that comes my way. And I've been known to fire sellers, as well.

Yes, more than once and for different reasons each time. On one occasion, things were going well until one of the sellers mentioned that the house had flooded once. They then stated that they did not have to disclose that fact since it occurred over five years prior which was why they were now ready to list. I declined the listing due to their refusal to disclose.

As an aside, I did once take a listing from sellers who were upside down on their mortgage with no problem. It sold quickly and they just ended up  bringing (a substantial sum, think mid five figures) cash to closing. It was one of the smoothest transactions I have done.

Yes, I have.  The seller wanted to list the home at an unreasonable price given the condition of the home AND would not take less than a certain amount that you know the house would not go for.  Taking this listing will just be a waste of time and money.

I followed this home closely when it was listed.  The seller had hired 4 different agents to list his home and everytime he listed it with another agent, he would reduce the price until the 4th agent listed it about $5k above my suggested list price.  That didn't sell, either, and he took it off the market and rented the property.

On a side note, I have said no to many buyers as well after "interviewing" them.  Not sure about your area, but there are quite a few unethical buyers and sellers here.

Fred,

Our approach was that we became a team with the seller.  It was evident to us whether or not we would have that kind of relationship from the get go...We treasure our lives and happiness, and just are not willing to compromise our health and happiness for $$$.

The blatant signs for us were: overpricing, commission haggling, bad vibes, not willing to follow directions (such as gutting a space to show up the building (office) potential and the same with retail and unrealistic expectations.

I actually turned down two listing referrals from a fellow agent.  The sellers were going to be too difficult to work with.  My friend always wondered why she had difficult clients.  The answer was, she created them or allowed them to be that way.  One of them needed me to get rid of their hoarded items, because my friend had promised to do it.  The other needed me to take her eight beagles out during every showing, because my friend had promised to do it.  Not the listings for me.

I know of two occasions that I declined. The most recent is vivid. Both had the same theme of seller scarcity and willful ignorance. In both cases, I could have had the listing but it would have been tainted similar to food poisoning where you eat with doubt or haste and then later pay the price. In both cases, I drove the point home of stingyness, selfishness and greed....

Like a doctor that tells you what the charts and blood work say. Or a lawyer that gives you the best advice on how the case should be handled. If the real estate seller gets red faced, starts hollering "I'm not going to give it away and look at all the money receipts for the work done to this property". Politely thank them for the opportunity to view the property, to study the market it swims in and wish them luck. You can not help them and quickly put your marketing dollars and expertise from experience into listing sales where you can. Be the second or third down the line agent or broker when time and what you told them bring them back to your brand. They come back to you two, three years later because you were honest and predicted it would to sell because over priced. Tell them the truth, give them the correct expectation. Don't ask them what they think the place is worth.. you are suppose to know that magic price bracket figure that rises and falls with the market.

Yes, I have declined for 3 reasons:

1. seller was going to over price it-didn't want the waste of time & money.

2. Too far away, I referred it to a team member.

3. Seller was a Jackass and I referred them to my worst competitor 😁

Life's too short to waste time, yours and other's.

Home is where the hearth is.

When I was a newbie... I took everything that crossed my path... sometimes at my own peril.

As I've matured, at least in business, I've learned that some listings are just not worth the effort.  Either because the seller has unrealistic expectations, they are not emotionally prepared, or sometimes because they are toxic to my well-being.

I have not, but our office has over the years.  I don't recall specifics off hand (been a long time since this happened).

I have turned down deals though.  Had one person who wanted to sell us their house that we turned down.  Did basic recon and it smelled "fishy", so we declined.  Turns out it was fishy as it eventually made the local news.

Yes, usually because seller thinks their home is worth at least 25 - 50% more than all the comps show. One lady tried to tell me because a house about 1/2 mile away was worth 1 million, it made her house worth more, then she aso said because a certain contractor did the work on her house, that also made it worth a lot more. She wanted $675,000.00 for a $450,000.00 house. No thanks.
