I don't want to be present as I do not want to distract the inspector from their job.
Buyer is instructed to show up at the last 30 of the inspection. Today I was also present as buyer had bought the home sight unseen with only a Facetime showing and I needed them to 'bless' the house.
Everyone in shorts and flips (100 already before 11am) and everyone got to hug me. Told ya I was a distraction!
We all know each other though.
If I did not know the agent or buyer . . . if the inspector was known to me and trusted, fine. Otherwise I'd be nearby at least.

I might come towards the end of an inspection for a buyer to get a quick verbal report. My inspectors have a full report back to me in less than 24 hours. I do not attend when I represent a seller... it is not the seller's inspection and buyers and their agents don't want to see me there (or the seller). I tell my own sellers to get out of the house when the inspector comes, in any event.
Ispeak with appraisers for my listings when they make an appointment to appraise the home. I do not meet them at the house. That's when I discuss anything important with them and email them pertinent information. I've heard too many stories about agents here who've been reported for trying to influence an appraiser when they showed up to meet him or her.

Appraiser- it's the listing agent's job to meet with them and sell them on the house, upgrades and comps to have the best chance of getting the contract price.
Inspector - Being there to open the door and hear the final report is the job of the buyer's agent. If I know the inspection company, I'll leave and come back later for the final report. That's usually when the buyers arrive. Especially in a vacant house. If it's a long drive home, I'll just go hang out at a local coffee shop or find something to do. Rare that it happens that I do leave though, usually the buyers are there for the entire time and I end up talking with them.
I've only seen one listing agent show for the inspections. It's not typically their place (down here).

There is nothing but a RIVER of strangers going though a home for sale. Way back in February the agent involved should have developed a protocol for sanitizing the house after rhe river leaves the house. I even recommended the 35 watt UV lamp to sterilize.
You can double, triple mask, wear a sheild, social distance and carry a 6 foot rod to enforce compliance. Gloves and alhcohof afterwards.
Call it done.
I would not rely on the 'Are you fully vaccinated?" approach.

Listing agent would learn a lot if they would attend....and lets face it, the excuses they give don't hold water...I think they are just plain lazy.
Our office knows more about how a house functions sometimes more than the inspector...AND if you claim to represent the buyer it IS YOUR JOB to be there.

Around here listing agents (and the sellers) stay away from the HI. They do not want to know anything that is found at the inspection so the Sellers Disclosure of Property Condition does not need to be updated in the even the sale does not conlude in a sale. It is a a toss up on the appraisal, typically the seller grants access or the appraiser has lockbox access.
