Buyers can only offer what they can afford to pay. No sense worrying about how many other offers a seller might receive.

I try to connect with the listing agent and introduce them to the strengths of my clients and try to discover what, if anything, the seller needs to make his life easier through the process.  We just closed on a home and our offer was one of at least 30 and we were not the highest offer and maybe not even the best offer.  The seller and his agent focused on one short phrase, "my client has made offers on several homes in the area, but this one is her favorite by far."  He knew we would close and, despite some major issues, we did.

No regrets when you couldn't have offered more.

We're seeing $25,000-$225,000 overbids.

But I'm closing escrows, so it works.

Well in the Q's yesterday there was an example of 122 offers on a property. I think that shows how crazy the worlds gotten.

Cash for low appraisals is a start.

Make sure that preapproval is as strong as concrete.

My buyers won the offer because of the above.  One buyer, 1 of 10 offers, and the other buyer, 1 of 29 offers.  It was a lot of detailed work, hard work, and thorough thinking to cover all grounds.  But that's our job!  Obviously, it also depends on how far your buyer is willing to go.

I'm swinging a dead chicken, swilling rum from a bottle, puffing a cigar dancing in the buff under the Full Moon!

Seriously . . . buyers, realize you are not all that and a bag o Krispy Kremes, take your best shot outta the gate and be generous in whatever ways will impress the seller to choose your deal.

This happens with our market at this time every year . . . we often have the 'timing the market' discussion and investors need to wait till the dead of Winter!

Offering above list.

Low appraisal guarantees.  Last one that won it for my buyers was a $20K low appraisal guarantee.  They had the cash to be able to make that additional downpayment if needed.

1. Offered purchase price has to be appealing to get the sellers attention. Further negotiation can occur in the process. 'Highest and best' is a phrase we like to use, much like 'AS IS' but we know it does not mean that.

2. Assurance of closing. Presenting this in the context of the cost the seller must bare when an insincere offer is made. Clean is keen. And of course your offer appears cleanest of all. That FHA requiring seller assistance will be a hard sell.
3. Continuation. Establish resonance by acknowledging the 'clues' the seller has presented.
4. Create convienence. The most frequent issue here is the 'other' agent is easily confused and their reactin can poision the mental health of their client. Take the time to ensure the agent can correctly eplain the conveinence.
5. Answer your phone.
Nothing new here. This is a good structure for any offfer.
