Several years ago one of our agents called the Americans with Disabilities office to ask that question since she had been called out by another agent on having said a property was a 5 minute walk from downtown.  She wanted to know right from the source whether or not this was a fair housing violation.  The people at the ADA laughed and told her they often go out for "walks" in their wheelchairs and there is no issue using that phrase in a real estate listing.

Technically, in our region, "walkable", or "walk-to" has been out of style for years.  Since not everyone can walk.  But we are allowed to say "lake view", when not everyone can see.... so I just don't get it.

In it's place, we use "convenient to", "two blocks from..", "nearby", "a few minutes from", a "short drive"... etc...   Go figure.

I just use distances. I heard a story about a man claiming he bought a house because it was advertised " walk to nearby shopping, parks, etc" Then he sued the broker because he couldn't walk to any of those places. Not sure if story was true or just used to make a point?

Depends on the context.
Universal design is often a better choice.
"Distance to" is also a better alternative.
But I use a term I will not change called the Walkhome Score. This is a dashbord that allows the prospect to enter criteria for their monthly lifestyle habits and this includes their entry of a parmeter in miles and fractions of a mile that they consider a walkable distance. The (?) link explains they can enter Bike/wheel or any other mode if it is applicable to them. Simply enter a distance.  The (?) text furhter elaborates the criteria that is applied such as crossing NO 4 laners, never sharing a paved surface with traffic traveling faster that 35 MPH and the distances calculated assumes they are not ducks so bodies of water must be circumnavigated.
But I am highly confident the lawyers will have a different take.

Not everyone can walk, so for me, it is unacceptable verbage. You can pinpoint accurate distance, example: .32 miles...7 miles...500 yards...

Unless it hits a racial nerve these days, it is unlikey to change.  There was a report of a "family friendly neighborhood" in agent remarks that was reported in our local MLS.  NOT a FH violation as far as they saw it.  Can you imagine if you subsituted another protected class and put the words  friendly neighborhood after it?  All hell would break loose.

"Walking distance" was something that was a no-no phrase some 20 years ago, but came back within a few years.  I suspect that it will be going away again, based on what I've been hearing abot NAR's new stances.  It will be interesting to see how these "Walkability Scores" on all the portals get re-branded.  Walkability was a big concern of the millenials (allegedly).  Should be interesting.  I know my city is trying to develop a "walking district" of sorts.

I would think that implying that a handicapped person may not be able to accomplish the same feat as those with more traditional feet might be construed as being more discriminatory or demeaning.
