I see you, Fred, put a "Showing Rules" poster on the door. That is great.

I am sure, you will sell house in short time.

Keep us posted, and best of luck.

I sold my home a couple years ago, and was inconvenient to get started on a project and have to clean up and leave.  It didn't take long, thankfully.  Best of luck to you Fred.

Sounds like open house would work best for your situation. Or if you go by appt. don't book back to back appt that way you can still work in between.

So, if I were selling my home I'd do it off the MLS.  In this market, I have buyers calling me asking if I have anything that's not on the MLS for various neighborhoods regularly.  If I were selling mine, it would be simple to find a buyer directly.

It's your home so you can do it any way you want! :-)

That being said, I'd go with the open house. If the market is hot, you might only need one afternoon!

Open house only. If you're positive it will only be a week. Easier to herd the cats that way.

Damn real estate agents and buyers are cats. LOL

Fred Griffin Tallahassee Real Estate Sounds like you've got this covered with the Open House.

In your situation, that's the route I'd take.

Shoot a well staged, all the lights are on, toilet seat nailed down real live video with your narration. Who better than you to showcase the place? Video means no one at a time showings. They work around the clock, no matter what the weather or what else is competing for your real estate home buyer's overbooked schedule time slot.

Been there, done that. I would not hold an Open on my own house but I see how you might think that is more convenient.

By the 3rd showing, should have it done. Just plan around ShowingTime.

My thoughts?

We live in a stange world, Fred Griffin Tallahassee Real Estate!

Showings have to be scheduled and managed like never before due to the health implications of having strangers walk through a seller's home. When we are inviting strangers into our own homes, it is especially problematic.

Yet, we know how to sell houses and we know that few buyers will make an offer without seeing the house.

You can insist on showings by appointment only. (We do that.) You can also insist that any agent who wants to bring a potential seller in must provide a proof of power to approval or proof of funds for a cash buyer (We do that, too).

If individuals who do not have an agent wish to visit, even more reason to insist that they provide a proof of their buying capability and prove that they are serious buyers. Why don't they have an agent? The answer to that question could be very revealing.

Good luck! It looks like you are in a very good market in which to sell.

By the way...what is a Open House? In our market, we have been forbidden by legal mandate from having an open house for so long that I don't even recognize the term.

What would you suggest to your client under the same situation?  Of course you allow showings as easily and often as possible.

The open house may be the best of these two options, however I always move to the new house before putting my personal residence on the market.
