First of all if an agent can't figure out that it's a 1900+ year old home....that's the first red flag.  Duh.... there's a big difference between home build in the 80's to back in the 1900's.  As a broker that's a huge potential lawsuit...

I'm still scratching my head with an agent not seeing it was a very old home.  I used to buy old homes like that and rehab them back in my 20's and 20's.  Geez......that is not rocket science.

Hard to believe that there are no records that show the structure was built in 1900. They have to exist somewhere and really is the listing agents responsibility to provide that info

Home again, home again...

the MLS should have shown "1900", with an asterisk... stating that it had been moved to this site in 1985... with a new foundation, HVAC, Plumbing, Electrical or whatever, at the time.

I think the HOUSE is from the early 1900s and should be listed as such, with a note that explains the house was moved and all plumbing/electric etc are as of 1985.

I would say the 1900 which is the date of the 'structure' which is what you are selling. Yes, foundation 1985 but that's it.

Agent has got a problem if she couldn't feel '1900' coming thru on the design, etc.

I did this with my own house. Built in 1929. Moved in 1974 to a new lot and when I sold it, I sold it as a 1929 house. That was when it was built.

Does a mobile home build date change each time you move it?

In California, full disclosure is necessary. More than just the construction date...all details that are known and which would be MATERIAL to a potential buyer.

Still built around 1900, not 1985. Our PVA has the year built, but I am not sure if they make any "updates" for structures that have been moved.

It sounds like they are confusing the year built with the effective age. Year built is obviously 1900 BUT since it was rewired, replumbed, etc. the effective age would be 1985.

By the way, many here treasure those homes...moreso than ones from the 1980s (which were often lower quality and wo/ hardwood).  But, the cool ones in our area are from the 1700s and 1800s. The earliest we worked on was 1726.  Pine of course...an the widest plank and thickest planks I've ever seen.  A fireplace in every room, too.

I have sold a home from 1905 moved to Valley Village, California.  I listed the house as built in 1905.  It seems like the only true option to me.

State and county laws are different -they should have guidelines. I am in Tarrant County, Texas and if a house has been rewired, replumbed, new foundation & a complete rehab with 50% or more then the year it was done can be used as the "new" age of property but I have only seen this when the house was damaged by fire.  I would check with your city or county.

If the house has been remodeled over 50% it could have a new "effective year built"...

Otherwise this house is still a 1900's house no matter where it is moved to.
