I never waste my time with open houses.

I never waste my time with open houses.

However, when I was showing a couple of my listings I took advantage of the MLS virtual open house feature and went live while I was already at the property.  Why not impress my seller with double duty showings with both live to people viewing, as well as live to people on site?!

I would never supply masks and gloves to people because it'll just take one jack ass to say that my mask I supplied or my gloves that I supplied were faulty and they caught coronavirus as a result. Everyone has their own masks and gloves at this point..they can't show up with their own.

Our state (Illinois) does not allow open houses, nor broker's tours.... regardless of how many masks, gloves or hand sanitizers are used.

Open houses have gone virtual for some, or max photos entered into MLS, but showings are basically appointment only with precautions and safety guidelines for anyone entering a house.

I certainly hope that no one is doing Open Houses here.  Pretty sure that's not allowed.  Even if it was allowed, it would be plain stupid and irresponsible and would carry a lot of legal liability.  I would also think most people would avoid attending.


Also, I would think that only desperate agents would even be interested in this.  Not a good use of time, and no reason to risk one's safety here.

With the other protocols in place, and traffic control measures in place, I let the visitor choose to wear masks and gloves themselves. I do have them if they should express concern.  Typically when "What did you say?" is voiced three times the masks come off.

Fortunately, Open Houses is still the very best resource an agent has to effectively accomplish the five goals a smart business owner is always pursuing at low cost and directly related to their marketplace.

If you do an open house you might want to check on your insurance coverage should one of the guests get covid or one of them gives it to the home owner. What people say beforehand changes when they are damaged and we are the ones with the supposedly deep pockets.

The last thing in my business model is a physical inspection. All offers are subject to that. Meanwhile, area, disclosure, pictures, video, drone-shots etc. plus serious buyer diligence can take place. That buyer sees with keen eyes that are focused with no distractions (virus). Sellers respond accordingly

Currently the state of California allows us to do "by appointment only" open houses (in other words, not real ones just a series of showings).  The county still does not allow us to do anything, though our neighboring counties (and competition) can (or at least are) holding them.


This might work out well for listing agents as the public will need to start calling them to see the house instead of waiting for an open house.  Will also cut down on the tire kickers/nosy neighbors.

Have not taken one on yet. Most agents have all doors open and lights on to keep touching to a minimum. I recently had a 3-D tour done and drone photography on a property I will be putting online in a week so people can get a true view of the home. Good luck Ginger!

In California, "open house" only by appointment and then a whole lot of restrictions and signing of forms first. AND listing agent needs to supply masks and gloves if the buyers don't bring their own.  A lot of cleaning is involved too.
