A new agent needs leads and the new agent needs to learn to turn leads into clients and into buyers and sellers.

If they are on my team I am there for them with the answers to their questions. I've recently helped a team member negotiate a tough price negotiation & inspection. 

For everyone else I am not as positive. Take a look at the % of new agents who fail. If you really want to do this then I  would say have a good backup plan & make sure you have atleast 6 months of expenses saved before starting.

Find a lead gen activity that "clicks" with you and commit to it. Ad those leads to some form of a CRM that already includes your sphere. Add to your data base daily, work the database daily, role play/scripts for at least 10-15 minutes daily and spend at least an hour a day on business related education. During the first week write at least two "Joe Buyer" practice offers so they feel confident when someone says "yes".

Don't start until you're sufficiently capitalized to float for a year. Have more than one income stream. Get community involved. And while you're ramping up, drive every street, learn every subdivision, get acquainted with ccr's, zoning, learn your product.

Actually I've suggested to many new agents that they begin the GRI series right away and learn how to build a business - really build a business and not rely on leads from a broker (that could end at any time).

have the already signed on with a broker?  If yes, the fatal errors may have already been made. However.....

I think the best advise to a new agent or for on-boarding a new agent is to take measure of their commitment. Do those things that everybody hate, in other words make the face their fears. . If they can not overcome those fears, don't invest in a situation that leads to a slow death and costs many others in the process.

1. Get a mentor with a solid game plan. (The mentor may be you or you may assign them to another veteran agent.)

2. Follow the plan to the T, regardless of what you know or think you know.

3. Ask questions, never assume anything.

4. Don't go broke. If you need to supplement your new business with a PT job, then do it. A broke agent often makes bad choices out of desperation.

5. Remember you are "always prospecting." Let everyone know that you are a real estate agent. Leave your cards everywhere (respectfully and appropriately) and give them to everyone.

6. Realize that you will have to work more for yourself than you likely have for anyone else, while you are getting started.
