Oh my gosh yes ... do we ever have rules, restrictions, and a laundry list of what we cannot do.

Yes, we've been operating under them since Shelter In Place and then they modified for Essential Services. They have evolved with protocols and paperwork over the last 3 months.

No.  The Boards (State and Local) suggest that we follow CDC guidelines, but other than that, it's up to individual agents.

I've always put "no overlapping showings" in Showing Time, now Showing Time subtly suggests that all agents go that route.

We do have restrictions on showings. To begin with...by confirmed appointment only with Coronavirus forms signed by the buyers and agent in advance. Gloves, masks, booties and hand sanitizer. If occupied, the occupants must vacate the property. Limit of one agent and two buyers per showing.

No but some agents have put into listings that no more than 4 adults in a property at one time & no children under any circumstances. We use ShowingTime so I'm not sure if it would allow overlapping? Even so, we would just handle it like always & one party wait outside.

Home is where the hearth is.

while Illinois has stated that we are an essential business, we are not allowed to hold Open Houses, nor Broker's tours.

Showings may be conducted using common-sense practices.  But different agents do it differently.  Most are requiring masks, and hand sanitizer... some are requiring gloves and booties... no more than two viewers in the property at a time... and the seller (or the listing agent) turns on all the lights, opens all the doors (including the closets) for as low-touch a showing as possible.

Our MLS has not instituted a time-limitation, or any other restrictions (that I'm aware of).

Currently here in Metro NYC realtors are not allowed to got with their client into a home. It's only one or the other and odd rules on how they arrange it.  seller and buyer are not allowed to be there together either (once they are at that stage, but oddly enough for some stages, the seller and buyer contact eah other after consulting the attorneys. very strange.

Buyer agents can't tell time and certainly can't keep a schedule.

As the listing agent I have ALWAYS controlled the showing schedule. After all, a full service agent not practicing deception would be present for all showings in order to represent their client. That also makes scheduling not so hard.

The outcome of this pandemic should be agents regaining the ability to manage their clients, you know, like professionals do.

Right now we're told if we can't do it virtually, we can't do it although, there's a whole gray area re: vacant houses.  Real Estate is in Phase 2 of reopening and our region hasn't hit phase 1 yet.  It's quite a ***show now & hope that clear operational guidelines will be issued in the near future.  And let's not forget the 8 page disclosure.

Air traffic control for the take off and landing at a property for showing. It's like avoid jet stream or wind-sheer for real estate that aviators protect against  the virus that hangs around longer than 30 minute intervals though. The agents or brokers in larger markets have more protocols. More people, more problems, greater work arounds for safety sake due to the numbers. Maine. Put on the gloves, slide on the mask and slip on the booties... spaced 6 feet, make it one or two max on trip through and touch nothing. Land showings on 100 acres is not hard for spacing and single file.

More than ever qualify buyers for wasted showing and whittle down the list to the two or three that hit the target. Lookie loos are weeded out and video helps round it all out for those not able to travel long distances Liz and Bill Spear . They canceled All America Soap Box Derby Race in Akron Ohio and the local race I work on is not happening this year.

In CT, we have been "essential" all along, with special restrictions and protocols, but alas, there are constant reminders to follow the guidelines as apparently many agents do not abide by them.

PA totally shut down.  Real estate non-essential, still, last holdout state in country.  Governor sending state police to investiagate violations.  RE Commission investigating licensees not in compliance.  To be continued...
