Have the sellers do a video tour for your buyers. This can be done, a contract agreed upon and schedule inspections accordingly, based upon governing laws being relaxed.

Paul, you can't show or allow showing right now - it shouldn't be expected or attempted with shelter in place. At least in CA it's a big "no-no". Real Estate in person is closed.

Also, if they withdraw or cancel on the MLS, the seller will get inundated with spam calls from other agents. Damned if you do, damned if you don't. Best practices is no face to face until at least April per most state's mandatory shelter in place.

Regardless of situation why pursue "talking points" for someone who is not interested, motivated or otherwise unable to move forward for any reason?  Banging one's head against a walll is neither a productive activity or plesant.

Show the vacant homes, do video tours of the occupied homes, and then allow for a personal inspection once an acceptable offer is written.

Rather than trying to convince them to show their house, why don't you discuss the pros/cons of keeping their home on the market without showing it?  Maybe they should take their home off the market until they are comfortable opening it to be shown.

Here in NH we ar enot in a shelter in place. I spoke to each seller, those uncomfrtable we puttheir sale on hold. Those that need to sell, we use the virtual tour first. I have had a seller put out gloves for us to use. I have had a seller where i wore gloves, opened doors and the buyer touched nothing. We leave buyers kids at home. We stay the 6 feet away. Yes houses are still selling. I had one seller refuse to leave and followed 6 feet behind me sanitize anything i touched even with said gloves. Of course before even showing anything there is teh long list of questions fo rbuyers and sellers about being sick, any cough or travel to affected areas.

Some sellers will want to stop showings and some won't. Some buyers are still looking and some aren't. If a seller doesn't want to show it at this time, then whatever the MLS rules are at this time re: status are what would have to be followed. Good luck!

Our MLS doesn't allow you to be listed and not show the house. I've only been turned down for 1 showing on 1 Active property and they also didn't update MLS to say it had an accepted offer on it.

Buyers just need to look at photos already in the MLS and do drive bys to check out communities and ask for permission to walk around the outside of homes. Consider writing offer with contingencies that can be extended.

I wouldn't allow it Paul S. Henderson, REALTOR®, CRS but then again 95% of my listings (prior to my retirement) were unoccupied new construction. In the past when I had sellers who made it hard to show their homes I'd let them know that they either change their tune or find another Realtor. I've never had time to waste on this crap.

All homes shown on the MLS in Ca and the other lock down states should be in a status other than active.

So, do the real estate agent thing and throw everyone under the bus.

Let's say the seller DOES want to let the house be shown, but safely. The seller requires the house be sterilized the upon their departure. How will you meet that requirement?

So....a legitimate 'No Show." No status change needed.

Sellers understandably are not having their homes shown, although many are going into escrow still.  CAR put the kaibosh on in person activities, but that won't stop... well most people.  I am not showing homes at this time, but I also don't recognize CAR's authority to order us to stop in person activities, let alone order the public to stop.  There should be a lawsuit over that, I think, of the ACLU variety

My market is a global environment- and you want as much exposure as possible. We don't have an MLS in Manhattan- and the closest we have is Streeteasy (now owned by Zillow). Streeteasy is reporting a huge swing upward in viewings, saved listings, etc. Ideally you want to have a video or virtual tour available - but a lot of agents don't have that (though it is slowly improving). If you have a listing right now- buyers are inquiring wanting to learn more about the apartment- and it's an opportunity to not just sell the apartment, but also your services as an agent. We have lots of extra time on our hands- so if you have a buyer looking- it's better to build that repoire now, while we can spend the time talking with the buyer. Real estate here is rather complex- and buyers often don't realize how different our market is to the rest of the nation and how many unique aspects you need to learn- so when things do eventually open up...the buyers are primed and well educated.

There is no reasong to promote a listing as active if it can't be shown. Sellers do what they want and agents try to inform them of the best thing to do.
