I was showing property up until our "shelter in place" command a few days ago.Nervous, healthy, calm and my associates and I are staying busy & productive. Good communication amongst my team and alliance too. Plenty to do outside of showing property. We're optomistic, great info has been consitently shared; but we're not working under "normal" circumstances so it's hard not be concerend about "how long?". That said, early indicators say a return to our February momentum by May/June for our market.
I have taken 2 new listings, but both are delayed for "shelter in place". One additional is live and I'm getting calls still on it. We're stumped on how to get around the live walkthrough since despite Facetime, buyers want to "walk" the property.
Listings are still hitting our market and escrows still closing per my MLS alerts.
County clerks and our board of REALTORS are open digitally.
New construction sites are offering digital tours and remain open.

What to do when in lock down?
Keep your eyes open. If you see a good idea, it's your job to rip it off.
Focus on your top 10. Don't let your top ten lose their top ten. This is a season for collaboration.
Zero in on the Power of One. Use this time to start the process of hooking and reeling in that big fish. Your collaboration partners may prove essential.
As you are soaking up some rays. let your neighbors know your shop is OPEN.
Anticipate where your top 10 or 50 will be in 30, 60, 90 days and prepare for that NOW.
MARKETING BRAINSTORM
Keep asking yourself, "How can I get in front of others w/o being physically present?" Sit down and don't get up until you have made a list of 20 ideas. About #11 will be where the 'good stuff' materializes.
Remember the lesson of 911 and 2008. A little risk now pays BIG rewards.

"Recently, it has come to our attention that certain law societies in Canada have warned about possible liability to you should any of you be working with someone and they contract the virus while in one of your open houses or through personal home showings. Additionally, there may be issues related to the coverage during open houses from the Seller’s home insurance provider, which also needs to be confirmed. Further to this, we have just learned that certain Errors & Omission Providers are stating that you will not be covered in the event of any claims resulting from continuing to work with clients in this capacity.
In light of this new information, Sotheby’s International Realty Canada and Sotheby’s International Realty Quebec are now banning all physical open houses; and requiring that you limit any physical contact with clients for the foreseeable future or until health officials lift any restrictions.

last 14 days 85 new listings, 61 pending and 9 withdrawals I expect in the next 14 days those numbers will decline on new listings and pending and go up on withdrawals. As people begin to understand the seriousness I think they won't let strangers in their homes.

Our inventory is up in my area, on average, 10% since the end of February and homes are going pending. But we are also seeing some listings withdrawn, a few specifically stating it's due to the shelter in home order but a reason for being withdrawn is not always given.
40 new listings in Carlsbad this month have already gone pending, and 102 additional listings since 3/1.

Since I do not farm any sector, here is my guess at what your stats mean:
I would not put weight on the pending or solds, but I would the new listings...that many new listing 27 in 14 days would indicate to me that many people are panicking about having the funds for future mortgage payments.
This in part is what I am basing that on:
There is an area in another city ( Florida, 2 hours away) that I have been watching as I want to buy a property there. Usually 1-2 properties come on the market each week. Last saturday 4 new listings in one day...2 were owner agents.
If there was nothing going on to scare people, I would say that you are right and have a healthy market...now, I look at it a bit differently.

Wellp. One of my brand new commercial buildings has already had 2 offers on it . . . waiting for the bank asset manager to get back to her desk tomorrow to respond to the latest. Not bad for 2 weeks on market. A DOCTOR viewed on Thursday, they are out looking at property apparently. Our County has 0 CV cases and the municipalities ARE testing . . . if people would just quit with the redneck TP hoarding . . .
Business as usual, in this temporary new normal . . . I have my big Spring ad hitting in 10 days and 1000 postcards went out this week. When things settle down there will be a lot of folks wanting to move money around and I was born ready!
