We need to use common sense. 

When I was a kid we lived through Polio, Measles, German Measles, Whooping Cough, Mumps, Chicken Pox, Influenzas et.al. When one of us got one of these diseases my mother would quarantine us and put a sign on the door. Sick House - (name the disease)

"shelter in place" ordered in my county last night effective 12:01 today. No showings no open houses ... only "essential" services are open.  Everything else - closed and courts have limited services.

It is my opinion that both buyers and seller are aware of the current situation and will appreciate practices/solutions that make sense.

What makes sense is being able to predetermine what has been or will or could be contaminated. This is achieved by controlling the movement through out the house using stanchions. Buyer agents have historically proven incapable of controlling their client so the seller/listing agent must take control. Just like in a museum, establish the viewers position by roping off the areas the seller dictates.

Showing become a look but don't touch affair. After all, on the 1st showing the buyers is looking at compatibility.  When the buyer has invested in the process, more intimate inspection can be made available.

Post showing the areas in need of cleaning are known and manageable.

U-line has a $120 per pair solution.

Amazon $150 for 5 pair of 5 foot stanchions.

This is a good time for the listing agent to be present with the courage to kick to the curb those buyer agents who do not recognize boundaries.

The take away should be the realization this is a GOOD WAY to manage ALL open houses. Stay behind the rope!

Don't hold them.  It seems senseless to let tire kickers into a home when there is a virus spreading through our communities that can cause a disaster to our healthcare system if overwhelmed.

Same as before the virus, use videos. Open houses are not done in our small rural area and the far away traveling buyers want, demand and should get real full motion videos to let them sneak a peek without all that driving, flying every time a new listing climbs on the MLS carousel Tony and Suzanne Marriott, Associate Brokers . No one catches anything from video. Make it easy and safe with video. Telecommuting from here to there nothing new either... 2016 blog post.

Nothing different so far, other than I'm asking my buyers to not touch anything out of respect to the homeowners. I've shown a lot of homes in 2020 and all seems the same so far.

Eliminate them. If a seller really needs to get under contract and wants to allow showings, they need to take precautions. Just pre-approved buyers with proof of approval, no kids, disinfect door knobs before and after, buyers can not touch anything while in house, even require buyers and agent to wear masks, set limit of 10 minutes to go through house, etc.
