Ok, so it's not doable with normal excel commands. You have to go into VBA and do some code wizardry. See the link: https://www.excelforum.com/excel-general/537973-how-do-i-reference-the-comments-of-a-cell.html
I used DuckDuckGo with a search term of "excel reference a comment". The above link was the first result. You can replicate the search for other options.

Hard to say without seeing it, I do use Excel daily, but I'm not clear based on your description how to help. Sorry.
I don't try to re-invent the wheel, our MLS provides all that info for us, so I don't have to create spread sheet, I just download the pre-made up to date ones.

So, I have a budget spreadsheet that I used (month-to-month) and I use formula to use numbers/values from previous month's sheet.
Click on add formula and go to sheet 1 or sheet 2 and click on the box. The value will transfer to the new sheet.
