Probably not best use of money today, Facebook filters so many things you will want to target. Get it in MLS 7 days before the open house. Double up on signs, even if you lose some to not following the sign police, you will get local traffic. Flyers in the neighborhood. What about an event happening? Tell me the type of listing and I can target the dog and pony show to get everyone there

I use just my facebook page to advertise my open houses. I have not found it to be any more effective.

I have boosted posts and done ads for open houses in the distant past.  I did not find it effective.  Usually 0-2 visitors from it.  Online real estate portals are still the biggest draw (some more than others) with signs a close second.

I found that posting the open house on MLS as early as possible ( e.g.7+ days)  brings quite a few visitors. I have advertised open houses on FB, no difference in traffic.

I almost never do open houses so no need for Facebook ads. On the rare occasion when I have, the answer is that they were not effective to bring in visitors to the open house.

I use every method I can to advertise open houses.  including facebook and linked in.  It has been effective.  One client/friend brought me lunch.

I use FB Ads effectively. I do so in conjunction with open-houses. The ads are for SERVICES with the OH tag-a-long.

The 'self-select' connected with the ad suggests no less 3 arrived as a result. Meanwhile the 'service' part of the ad delivers more landing page benefit.

Be aware, the frequency of the open houses and the designated purpose drive the outcome. For example an OH designated for building a buyer list will have a different SERVICE commponet and the 'self-select' focused on buyer services and information like '$1,200 a MONTH'

We have used FB ads for open houses. The effectiveness depends on your definition of effective. We get lots of views and clicks, and we see an increase in attendance when we use ads. It doesn't sell the house, though.

I have never marketed an open house with one, but I have dabbled with a couple of Facebook ads.  I didn't seem to find much success, although I was intrigued by the potential.  I guess I never really learned how to do a good ad and be able to change it up from time to time and/or replicate it.
