Yep, that's what I see. Tried for 30 days last month & it was 2 weeks overdue even though the LO said it was a go.

35-45 is about the norm here as well. I've seen rush closings done in 15 days, but that's rare, and 60+ daus when numerous inspections are reauired. ( home, radon, water and well, septic, termite, etc) and appraisers and surveyors aren't always available, it could take them 2-3 weeks+ to get work done. It's case by case evaluation.

I can close with cooperative borrower in 11 days, typical for conventional or FHA is 20 days.  VA appraisal might take you to 28 days.  The key is communication. I tell borrowers they must be willing to open email and touch base with my team daily.

In Southern California, we Lenders are typically asked to facilitate escrows in the 24-30 day periods on average. These turn times are consistently met as long as all parties "paddle in the same direction" throughout the process (i.e. sending in their documentation, signing forms and/or scheduling the appraisal in a timely manner).

The only exception is VA loans due to the slower turn-times of the appraisal (but we are still seeing 30 days for VA on average).

The lenders that I refer to have always closed on loans within 30 days, but I usually allow for somewhere between 30 and 45 days for closing.
