It varied wildly through out my career Lise Howe . With an Air Force base that often expanded, an oil boom, a flood that destroyed 1/3 of the housing... you just never knew what to expect.

It's not typically something I track.  If I do get a large quantity of offers, it's because of the property.

It varies, sometimes to extremes.

If a lot of attention for a particular property, it's the property more than the market.

Not sure I understand the question. Are you asking how many buyer come through my listings or how many buyers I personally get from the listing?

That is not something I have tracked, but over the last few years, sign calls or other calls off a listing have been slim.

I don't officially track it because all of them are not buyers for that property. I count bonafide buyers as those who submit an offer

Varies significantly from property to property for me. Also our market is a strong seller's market so sometimes I don't get any buyers because it's pending in 24 hours or less.

Last listing just 7 offers.

I walked into an open house to say hi to a realtor friend who hosted a broker tour, and has open house on Sat & Sun. Priced it at $999,500  24 offers and 160K over. Market is still hot if the asking price is reasonable.

The #1 ojective of a listing is to service that seller, and sell THAT property.  But the income stream comes from the Buyers (and other sellers) that you pick up from the sign calls and internet inquiries.

I do not think that is true any longer. I agree that in the old days we could pick up more leads it seemed but then came along the internet & things starting inching away.

Move on to the next but I farm in many areas so I always use that sold as leverage.

I do track but find it of little value to track the number of visitors.  However, this does add value to what I DO track. What is important is the number of leads each listing generates. Agents are donating $6,000 a year to the middle-sphere for leads that are literally walking in the door.

I have always advised 5 is a minimal number of leads. Five leads means the agent made a minimum of effort. These fire are nearly exclusively from yard signs.

The measure of marketing success requires knowledge of number of comparable listing and history of sales over the past 6 months. There is a very defined number that reveals this success. This question is about level one showings. Agents should be tracking visitors, agent showing and level one and two showings. This data juxtsposed with what is happening deliver actionable insight.  Without this information agents may be successful in practicing accidental real estate.

I don't track this number but I do see a rising trend of direct calls I get on listings usually DO have their own agent; they just don't seem to realize how it all works or their agent is out of town, or they think they'll get a better deal.  As much as I like to "blame" any call on marketing, it's all about the property's condition, location, & price (which could be argued is promoted via marketing). lol

We knew the more signs we had, the more calls we got.  We did not track buyers, but we did pick them up if the property we showed was not suitable for their needs.  A
