I do track but find it of little value to track the number of visitors. However, this does add value to what I DO track. What is important is the number of leads each listing generates. Agents are donating $6,000 a year to the middle-sphere for leads that are literally walking in the door.
I have always advised 5 is a minimal number of leads. Five leads means the agent made a minimum of effort. These fire are nearly exclusively from yard signs.
The measure of marketing success requires knowledge of number of comparable listing and history of sales over the past 6 months. There is a very defined number that reveals this success. This question is about level one showings. Agents should be tracking visitors, agent showing and level one and two showings.This data juxtsposed with what is happening deliver actionable insight. Without this information agents may be successful in practicing accidental real estate.

I don't track this number but I do see a rising trend of direct calls I get on listings usually DO have their own agent; they just don't seem to realize how it all works or their agent is out of town, or they think they'll get a better deal. As much as I like to "blame" any call on marketing, it's all about the property's condition, location, & price (which could be argued is promoted via marketing). lol
